With a general contractor, I would ask for current references, speak with the former clients, and have the contract reviewed. Preferably, provide the planner and site manager yourself. Good craftsmen have a choice today and will always take the path of least risk. No bank guarantees a bank statement for good reason.

This is how it works: Find an architect and make a plan. Involve a craftsman you trust from the beginning, who can take a leading role. For us, it was the carpenter. He loved the project from the start, and lo and behold: there were friendly craftsmen who then loved the project too. Take your time planning with the architect and keep your trusted craftsman informed. In the greater Cologne area, the locally leading craft businesses are anything but underutilized. But if they are interested in your project, doors that seemed closed will open.

Well, if you can tackle a project like yours. At least for a standard suburban villa with small extras, you won't be able to excite anyone.

You still pay today according to completion, upon completion, or comparable terms. For some trades also upon commencement.

In my current place of residence, such a city villa costs significantly more than our house project. Moreover, the starting point is that equity is available. So why not try?
