Hello dear community,

we are slowly starting the house-building project. The plan is to buy 1500m² of land from my parents. Here I can choose the layout depending on how the house will later be positioned.

To ensure the project does not fail, I would like to hear your assessment.

Attached is a site plan and a blue square, which would be a first draft for the house construction.
I am a maximum of 50 meters from the street. However, I do not have a straight fire department access road (the red line is the property driveway). I assume that outbuilding 1 must be removed, as well as all the light gray outbuildings for the construction itself.

An alternative is to build behind the 50-meter line, but then outbuilding 1 must also be removed so that a fire department access road about 4 meters wide can be created....

Other notes: The property is about 5 meters lower than the street, hence the parallel access road.

Do you have any ideas?

Maybe someone has done a similar rear development and can give tips ;)

A few more dimensions would be useful, a north arrow. What is inside the buildings on the property .. also dimensions there, because surely a subdivision of the property with a right of way is to take place - right? Then setback areas apply again.

QUESTION .. fire department access or driveway must be there anyway. Does it have to be wider if you are more than 50 m from the street?

What does the yellow line mean?

What kind of buildings are these? Light gray will be demolished? Dark gray will remain?

I have added some more information so far.

The yellow line is the existing sewage system. My neighbor bought his plot of land from us years ago, so his sewage system runs through our yard, which is okay (family relationship).
The access regulation will all be registered in the land register, that is fine.

The planned house has a footprint of 11x10 meters.

Yes, according to the building code, an access must be created, if the house is more than 50 meters in part or in whole from the street. If the house is less than 50 meters away and the windows are not higher than 8 meters, one access is sufficient.

The access must be:
Straight, if there is a curve (outbuilding 1), the width must be about 5 meters.

The construction site access, provided that the building authority approves the construction under 50 meters, can be through our neighbor.

Well, in the end, outbuilding 1 is annoying anyway, as it is difficult to maneuver with a trailer etc. My neighbor has, by the way, a paved driveway, so nothing is possible in that direction.

I suspect that there will be problems with the distance regulation to [Nebengebäude 2]. If there is supposed to be a property separation, then [Nebengebäude 2] should maintain three meters from the boundary and the new building probably should as well.

There is an update again:

Currently, I am considering whether it might be more sensible to forgo the property and wait a year to save more equity for a better piece..
Slowly, I wouldn’t even take the thing as a gift anymore....

Fortunately, we are still in the planning phase, so I am relatively relaxed ;)

Unfortunately, the ancillary costs are exploding: Currently, I am already calculating about 35,000 EUR development costs (without own contribution) due to the distance to the road.
Yesterday, I received an answer to my question from the water supplier about whether the capacity of our pressure drainage system ([Höhenunterschied Straße/ Haus Abwasserpumpe]) is sufficient.
Unfortunately, it is only enough for 2 single-family houses. I would of course be the 3rd house to be connected there.

An exchange to a more powerful system would cost 10,000 EUR..
