Process of house handover and final touches

Hello forum,

I have a question about the process of building a house that I couldn’t quite find an answer for online. We are currently about 70% complete. The focus is, of course, on spending Christmas in the new house, but not at any cost. Rather, questions arise now like when to terminate the apartment and everything in it? When to order a new phone connection, etc... Everywhere I read that moving in despite defects is difficult.

Therefore, a request regarding the theoretical process of the final phase. How does it basically work: We have a payment of 2% after acceptance in the contract. If I now record defects during acceptance, do I then set these with 300% of the costs, withhold the payment and still move in? Or do I forfeit all claims by doing this? I would think that should be possible since the defects are properly documented. But what about the other option: Should I wait to move in until the last defect is fixed? Do I only get the key to the house after paying the last installment?

As you can see, many question marks. I would appreciate any advice.

Phone. If you apply now, you'll have it by Easter. So, get on it, but quickly. Final inspection. We had all the keys before the final inspection. Then there was an appointment with the boss where we went through everything. He checked all doors and windows, looked at the tiles with me, laid a long straightedge and a carpenter’s square against the interior plaster, examined the stairs, inspected every socket with a construction lamp, etc. Wherever there was something, it was written down. We then agreed to fix the minor issues within 7 days and shook hands on the amount of the remaining payment because the construction was going so well and he said he had earned enough on it, so he waived some extra charges that were still open. I promised timely final payment; we had 10% outstanding at acceptance, and he sent the crew two or three days after acceptance to fix the glitches. He will come again in 14 days to check if everything is still in order. Then he will close the matter. That’s how it worked here. If you have more serious defects, always report them immediately. Often it can still be fixed then, while later it becomes complicated. And then the quarrels start. Karsten

Tiles 1a. Flooring and painting were done by ourselves, plaster partially a bit wavy, could be fudged with patch strips and MS polymer joints, one interior door closed poorly, one socket was not okay, four windows were missing the white plastic caps on the screws on the outside, the patio door had no pull handle on the outside. That’s it.
