Process and approximate timeline for building a multi-family house

Hello,

I would like to buy an apartment in a new development project of a multi-family house. Two buildings with 11 apartments each (70-100 sqm) are being constructed.

I am now interested in how the rough process of such a construction looks like and what time frame can be expected.

The shell is already standing, windows and interior walls were installed before Christmas.

It looks like the interior plastering is now beginning (in front of the first of the two buildings there is such a tank). The buildings are heated with two large heating units.

Can you roughly estimate how long the rest of the construction will take until a possible move-in? And what are the upcoming construction phases?

There is no typical general procedure. If the investor has several irons in the fire and sales go faster at another project, work will also be scheduled more quickly there. Materials and labor are prioritized where they can be turned into sold residential units the fastest. Your own signature is like a turbo button – and you know when you press it long before we do.

That makes sense. I would still be interested in an average value. And above all, also the typical process, just out of curiosity, because I would like to learn more about it.

Windows and shell construction finished, with a house it would still take at least 4-6 months.

As said, there is no such thing.

And neither does that exist.

Here you can read dozens of times how fast it went with this or that small house builder – for individual single-family houses, as well as for single-family houses from developers, or for condominiums.
But there is no typical or average value for eleven-family houses, who would even record that specific statistic?

From a seven-family house in my neighboring town I can tell you, from the finished shell to windows installed eight months, and two more until the external thermal insulation composite system (ETICS) was all around. But that is in no way representative or transferable, so what use is it to you now? – do you think you will get a hundred answers here to determine the average value yourself?

Trying to extrapolate from single-family houses would be comparing apple pie to stewed pears.

Well, what else will come? Everything that is stated in the contract but has not yet been installed.

My crystal ball tells me: forecast 3 months to 3 years.

What do you want to know that for? What date is specified in the contract?

Ask the site manager to tell you when it will still take 3 months. Then you have a rough orientation for the termination of the apartment.
