Procedure, when is it sensible to visit a model home park?

Hello

My husband and I are novices in the field of construction and have only recently started dealing with the topic. After a long unsuccessful search and poor market prospects for an existing house, we probably want to build or have one built ourselves.

What is the best way to proceed?
We want to visit a [Musterhauspark] in February; should we already have a building plot in mind and bring a site plan?

Is there a website on the internet where various developers of prefabricated houses have been reviewed? How does one find a reputable provider?

I have also been to such a model home park and it was a nice day with sensory overload because of all the beautiful things. But unfortunately, nothing more than that.

Contrary to my expectations, there were no price lists anywhere, and brochures were only available on request (if anyone was even there at all). I got advice from one company and had to leave my complete address -> the result of the conversation (i.e., the price) was then sent to me by email the next day and not on site right away.

It would be good, however, to know roughly what you want before the visit - floor area, number of floors, roof shape - because it doesn’t make sense to look at, for example, Bauhaus style with a flat roof and in the end, such a thing is not allowed to be built according to the development plan.

The best thing is to look at the list of exhibiting providers on the model home park’s homepage. Then look at the providers’ homepages and make a preliminary selection. Based on this preliminary selection, try to get more detailed information (especially the price) on site.

thank you for the quick reply!

We already mostly know the floor area, floor plan ideas, number of floors, roof shape, house style we want.
I always thought you could have a consultation on-site with each company in a conversation and have them make an offer.. Ok, then we will take a look at the various providers on the internet.

@Redrose: Forget it. Of course, the companies want to "advise" you. That mainly means they want your address and phone number. That's obvious.... Or do you think you'll get a concrete price just like that on-site. If it's only prices from xxx EUR. And they won't help you either. I would definitely tackle the topic of the plot first... After that, everything else depends on it, or often the basic features of the house then almost emerge by themselves.

You should not just have a plot of land "in mind" but at least reserved, better yet purchased. You are not allowed to build everything on every plot of land!

We also visited the show home park at a time when we knew we wanted to build a house but did not yet have a building plot. We actually had precise ideas about how our house should look. 1 1/2-story with a gable roof.

However, on our current plot we are only allowed to build 2 stories with a hipped roof. So, our first visit to the show home park was actually in vain.

But: I still found it very interesting and the show home park is about 20 minutes away from us. So it was a nice weekend trip ;)
