Price realistic?

Good evening,

A "bit" of paving should cost about EUR 8,000?

Either way, the price is worth some consideration ... €1000.00/sqm/living space in BW might be realistic for a shell construction, but certainly not for a turnkey house.

Rhineland regards

No, no idea where Tuttlingen is, but the price is not even valid for Niedersachsen. Some items are probably not mentioned in the "schlüsselfertigem" offer, so it is very likely that the provider cannot exactly be classified as reputable.

The offer is turnkey? That sounds too good to be true. Even if all additional construction costs are added, it is extremely cheap. I would definitely have the construction service specification checked externally!

I think before one generally classifies a company as unreliable, one should first listen to the OP about WHAT is included in these 1000€/sqm. Particularly important is the construction service description. If only 20cm of topsoil is removed, tiles are only allowed to cost 10€/sqm, the substructures are made of wood, roof tiles are concrete, there is one socket per room, no shutters, etc., it looks different.

There are some quite large construction companies, for example in Schleswig-Holstein, that have quite low sqm prices but then charge heavily for extras and in the end still reach the usual prices...

We are also building in BW. Although with a freelance architect, 1000€/sqm in BW is not doable. Our cost estimate is about 1500-1600€/sqm (depending on the fittings, then more expensive). 200sqm never ever turnkey for this money.

That can only be a builder who works with dubious craftsmen who cannot be held accountable. Issue of construction defects! I would be cautious! Inform yourself about the company!

Even if 200k€ sounds tempting, in the end you have a house that is not livable but huge debts, then that's it.

Best regards

We paid about 210 k€. With the offer price from 2012, our house should cost more now as well. Our house has just under 150 sqm of living space and we still had to do the floor coverings and the walls ourselves (except for the bathroom and toilet). So not turnkey.

Not to mention the outdoor facilities. Not even the earthworks were included in that price, only the house including the floor slab (which we can still insulate ourselves :p)

So I don't believe in the price either.
