Price for single-family house or semi-detached house - experiences?

Hello,
I am a bit desperate, searching for information about prices for house construction. Not because there are too few, but just too contradictory.

I understand that, for example, ancillary costs differ from municipality to municipality, the interior finishing plays a big role, but a rough estimate to know if my assumptions are somewhat realistic would be good. Somehow we need to decide whether we should talk to the bank or if that would be pointless :-/

We want to build in the middle of BaWü, the plot will be on the outskirts of town and fully developed. The prices for the plot don’t matter right now, I already know those.

What we had in mind was the following. The number indicates the sqm each:

Keller:

    [*]Utility room - 5 (no window is okay)
    [*]Study - 6 (no window is okay)
    [*]Storage room - 10 (no window is okay)
    [*]Library/game room/guest room - 15 (not finished at first, gladly with window)
    [*]Hobby room - 20 (not finished at first, gladly with window)
    [*]I know there are still 19 sqm missing...

EG:

    [*]Kitchen - 10
    [*]Bathroom with bathtub, shower, toilet - 10
    [*]Parents’ bedroom - 15
    [*]Living and dining room - 40

1. OG:

    [*]Bathroom with shower and toilet - 10
    [*]Children’s room with "kitchen preparation" - 15
    [*]Children’s room - 15
    [*]Children’s room - 15
    [*]Guest room - 20

It would be important to me to have underfloor heating, a ventilation system, and large windows. Things like laying laminate or wallpapering we can do ourselves, but we are not craftsmen. The design of outdoor areas does not matter at first; it wouldn’t be the first garden we create.

The kitchen preparation is the idea that we might want to rent out the first floor as a granny flat later on. One room would then have to be converted into a kitchen, so I wanted to have electricity and water already installed there.

My estimate was 1,500€/sqm of area in EG and OG (each 75), 45,000€ ancillary costs, 40,000€ for the cellar, 10,000€ for carport or garage, 10,000€ for the kitchen, 10,000€ reserve. Total thus 340k€ without land or land transfer tax, but otherwise complete.

Do you think this is realistic?

Short and sweet: No.

€140k living space - €269k (if gross floor area confused with living space: €224k) Usable basement: €40k Conversion of usable basement to living basement: €15k Ancillary construction costs: €35-40k Painting & flooring in extra living: €10k Detached garage & carport (both 3 x 6): €12k Kitchen: €10k Reserve: €10k

All in: €406k (see above gross floor area versus living space: €361k)

Edit: Kitchen €10k

All in €416k (see above gross floor area versus living space: €371k)

GF would be slightly larger than in the calculation because of the stairs, hallway, and so on. WF would actually be lower. And the idea was either a carport or a garage, not both. But that doesn't make much difference either way.

Almost 2k per sqm is quite steep. Is that because of BaWü or things like 'large windows'? I will probably have to think about whether the parents' bedroom and bathroom in the basement make sense, or if the playroom can go upstairs or something.

You are planning a study, a library, a hobby room, and a guest room in addition to the bedrooms: isn’t that a bit too much space in a situation where you have to budget? Normally, the functional rooms are combined, e.g. guests and work, books in the living room.

Yes. Three children's rooms, parents' room, 2 bathrooms, living room and [Gatezimmer] are 'mandatory', a study would be good, a utility room and some kind of storage room will be needed. The first idea was to combine guests and work, that would also work. And then we wanted to separate parents and children and the idea of a possible granny flat arose and that's how it came about. Far too much space in the basement and upper floor and few ideas on how else to distribute it.
