Price for single-family house or semi-detached house - experiences?

Almost 2k per sqm is really steep. Is that due to BaWü or things like 'large windows'?

BW has higher construction costs than, for example, NRW or Saxony. Mainly, however, you arrive at this value because of the residential basement. Basically, you can assume €1,600.00/sqm/GF for above-ground living space with medium equipment.

There is nothing more expensive than creating living space in the basement ;)

At 1600€/sqm for above ground, that would be about 34 sqm instead of the basement, right? No way without a basement, my wife insists on that. Maybe consider a 2nd upper floor, smaller living area, and a pure utility basement. Thanks!

No basement is not an option, my wife insists on that.

That will settle ... as soon as the exact costs are on the table and as long as you don’t have an unlimited budget :D

Yes, if you forego the residential basement, you could build about 34 sqm more living space above ground; probably even more, since not the full €1,600.00/sqm applies. For example, a plain hallway is cheaper to build than a bathroom.
