Prefabricated house or solid construction - looking for cost-effective solution

So in our area you can manage. Our construction company, for example, has a 125 sqm house with 2 full floors (solid) for around €190k. You can get by with standard equipment, it just won’t be anything special. Laminate floors/painting work included. Also blinds, entrance porch, etc.

Oh dear... just because things weren't checked properly back then, an entire industry is being demonized here. In general, prefabricated houses are somewhat more expensive than solid construction houses; whether this is justified or not, I don't know. Prefabricated houses have advantages and disadvantages, just like solid construction houses... whether it's construction time, risk, complexity, and so on. Even the profit margin issue could probably be easily disproved if one were interested in comparing Bien-Zenker or Weberhaus against Heinz von Heiden or Helma in the Federal Gazette.

We ultimately could not warm to either option and then ended up with the timber-framed house built with individual contracts for the trades through the architect. Possibly also an alternative.

My girlfriend and I are currently planning a prefabricated house and cannot confirm any of the three arguments.

1. No coupling to any piece of land or similar.

2. Strong transparency with most providers. Every item is listed, every additional charge is explained and presented during the preliminary sampling.

3. Even among prefabricated house providers there are qualitative differences, which also result in different prices.

We have consistently had only positive experiences with the providers. How the final result will look remains to be seen.

The costs of the house correspond with the approximate figures that are often mentioned here in the forum. I cannot see a 30% surcharge.
