Good day!
I am planning to build a cozy prefabricated home, not solid and without a basement!

I have a plot of land and want to have a house built on the land, turnkey!
The total living area should be between 120 sqm - 130 sqm.
I will take care of the painting and laying the floors, except the tiles in the bathroom.
I ask you to include things like e.g. roller shutters in the cost estimate.
It should have a gable roof and 1.5 stories.

It will be built in the second row, so all connections already lie on the front house on the property!

For now, I am interested in a cost estimate for the absolute standard (I am modest, not poor), then I can think about extras.

What I would now like and would be very grateful for is a cost estimate for the house and at the same time the ancillary costs. (I have already studied the topic of ancillary costs quite a bit, but since quite a lot is already on the property, it would only need to be extended about 5-10 meters to my house)

Ah.. I forgot to mention one small detail, the heating should be an air heat pump, so I don't need a gas connection!

Calculate roughly 2,000 EUR per square meter on average for a prefab house. There are certainly offers for 1,600 EUR and ones for 2,500 EUR and more. But the 2,000 EUR is a good guideline. Hinterland development is usually expensive due to infrastructure; if you only have to extend it, it shouldn't be quite so severe. Do you have enough space in the hinterland for the passage of large trucks and a crane parking area? Otherwise, it will get complicated again and possibly more expensive....

That is a good point.. the plot is very flat and lies one meter lower than the street.. to get onto the plot you would have to go through a narrow courtyard and then drive one meter lower, so that is definitely not possible.. What would be possible, however, is the neighboring plot which borders the construction site directly and is completely unused, only there is a 2-meter-high wall separating my plot and the neighboring plot. Oh yes, and the neighboring plot can be accessed without any problems, even with larger equipment. So 2000 euros per m2 for a simple house without any frills but with all the equipment you need for living. It really matters to me to have a good building envelope but the basic idea was initially to build as sparingly as possible.

Especially if it's only going to be 120..130sqm, 2000 euros is certainly realistic. The smaller it is... the more expensive per sqm.

Ah.. that was new to me that you get a quantity discount with QM, but that's not a reason to build bigger, is it?
