Prefabricated garages concrete and steel, current prices?

Hello everyone! I am new here – so please don’t rip me apart right away if something doesn’t fit ;-) Currently, we are trying to have a house built and are currently busy selecting a suitable garage. The price development in recent months (I already had a financing offer made) has shocked me incredibly.

Due to the price (unfortunately I can’t do something like this myself and also don’t want to sell a kidney), either precast concrete garages or steel garages are an option for us. I have already requested both, and the prices are basically at a similar level. The foundation for a precast concrete garage is a bit more elaborate and I might also have to pay for the crane.

We want to have a double garage built with an annex for stuff (bicycles, tires, suitcases, equipment, etc.) and a double garage with sectional door (with motor). The annex will get a door. No window is planned. The dimensions: width 9m * length 6m.

The current prices according to my research (without earthworks or foundation!):

The steel garages are around 26,000 euros.
The precast concrete garage costs approximately 28,000 euros.

Have prices really exploded like this? Have you had similar experiences?

You have told us far too little about your construction project so far, but it is not possible to answer this question reasonably in isolation, and you probably wouldn’t make much sense out of "42". I gather that the house to the garage is not yet built – but we would have to speculate more about its construction progress. Precast garages made of concrete or steel may sometimes be surprisingly similar in price, but otherwise there are few such textbook comparisons of apples and oranges (I have had various types of garages). Besides, you won’t find a garage thread from me here where I wouldn’t recommend a [Bims-Teilfertiggarage].

Good morning and thanks for the answer!

What information should I provide? I’ll try: the construction project is currently in the building permit phase. It will be a detached single-family house (prefabricated house) with a detached (not connected to the house) garage. Financing is secured, building application submitted.
The plot is large and we are not building with a basement. Therefore, we want a somewhat larger garage to also store bicycles, bike racks, strollers, suitcases, and other stuff there.

Actually, I have no extravagant requirements for the garage. I want it to be low-maintenance (which in my estimation rules out wood) and as durable as possible. Also, the things stored next to the cars should be kept dry and reasonably safe :) If these expectations can be met, price is more important to me, as quite a lot of costs are hitting us at the moment.

I hadn’t really considered garages made of pumice so far.

At the end of last year, we purchased a double-deck garage from a prefabricated garage manufacturer (not yet delivered). The lower garage will have an opening to the garden with a window and door, the upper garage towards the street will have a gate, M-Sicke woodgrain, Ral color, electric drive. The sealing of the upper garage including [Attika] will be done by our roofer, the lower garage has reinforced/sealed walls and will be filled with earth. The dimensions are the standard 3x6m, the upper garage is plastered. Costs amount to approximately €22,700 for the garages, €500 material for the sealing and [Attika], foundation still open (probably about €3,500). The crane is yet to be added, should be about €2,300 according to the offer we received.

Then use the forum and show the submission plans. Now you can still receive valuable suggestions.

That is by no means a valid excuse to consider concrete and steel garages as comparable. You will find countless threads here on the prefabricated garage material question (and with the keyword "Bimsfertigbau" in the forum search, at least the aforementioned threads with my explanations).

And regarding the reactions: we have already inquired with four providers and decided on the cheapest offer :rolleyes:
