since it is not about the floor plan here, just a few general infos:
approx. 150sqm, ground area approx. 10x11, bay window in the dining room, panoramic window on the upper floor facing northeast, large garage (approx. 5x6m) + carport

Good evening everyone,

we are totally unsure about the positioning of our house. Unfortunately, the plot is very unfavorably oriented towards the northeast. However, we are not big sun worshippers either.
We own plots 7 and 10; the house is to be built on 7, as we don't want the majority of the garden facing the street.

I have attached our currently favored idea. What we like about it is that there is a little southwest garden section. We also like that the garage increases the distance to the street once again. However, we are unsure whether the building line can simply be bypassed in this way, especially with the garage-carport combination (see plan). Of course, it is disadvantageous to have the garage in the south. Also disadvantageous is that the large windows of the living area face upwards to the neighbor, who thought it necessary to raise his plot considerably. However, since his house is already built, no further development of this size is to be expected. It is of course disadvantageous that we have to build lower in height than him.

The bay window in the dining area is important to us. There should be a window seat with a view towards the northeast, as there is a wonderful far-reaching view there which is very likely not to be obstructed. Therefore, a garage on this side would not make sense either; bay window and garage would conflict.

With the orientation you see, there would be approx. 10m distance from the house to the neighbor’s plot boundary upwards.

Development plan and parceling with measurements are attached. Heights can also be read from these. A photo taken from the southeast direction shows the neighboring development including the nicely raised plot.

What do you think of the current orientation? How could it possibly be optimized?

That’s really annoying when you’re given a building line and the garden side is actually supposed to be rather sunny. But then I read that you’re not really such sunny spirits? As a sun worshiper, I wouldn’t build on 7 but on 10: access via a dead-end street, how great is that? At least you can let your kids outside sometimes ;) I only see a few meters of garden on the street side: the terrace is in the middle anyway... so there’s a decent garden buffer towards the street, which you can plant with trees that also help buffer some of the noise and view. If you absolutely want/have to use the building line: right now I can hardly think of anything sensible if I know it could be done differently :p

The garden side does not necessarily have to be sunny. But if we were to rotate the house about 90 degrees to the right, then all the window surfaces would face northeast. We do not need/want most of the garden in the south; this small corner would be completely enough for us.

I would have pushed the house upwards towards the neighbors. Aligned to the 10

The foresight is already quite important to us. We would completely block it for ourselves with that.

I wouldn't do that at all ;)

Is this going to be a thread where the house is already fully designed including window dimensions and is now being rotated and turned on a piece of land that is not suitable for the house planning at all?
I thought this was about a fictitious house and the basic planning...
But if everything is already fixed on the house, then donate the window positions to the users here, and then they can rotate it... for me, such a discussion is nothing, sorry :)
