Normally, you sign something allowing the Schufa to be checked. They usually want everything else from you. So, for example, we printed out excerpts ourselves and submitted them.
I am not aware that the financing bank would obtain anything from the [Hausbank]. You are still worrying too much about such trivial matters. Better worry about how you will save money in the coming years to build equity, that is, what consumption you will forgo, even though you get a lot of money to blow every month :D
Was it like that with you? Are you self-employed?
If you are an employee, they usually want to have pay slips.
I think it was like that with the first house, but I have to admit that it was such a long time ago that I’m not sure anymore. I believe they wanted both, pay slips and bank statements. Maybe it was checked more thoroughly because my husband didn’t have a permanent contract back then. For that reason, we also fell through the cracks at all direct banks like ING and Co.
@TE The granting of a construction loan is 90% IT-based. There are no longer any people sitting there reviewing documents or gathering information. Even the property valuation (there is a small loan limit of soon T€ 600) is carried out (almost completely) mechanically. A traffic light decides in the end, contracts are issued mechanically without manual signatures (from the bank). The banks only have the possibility to make any money at all with the low margins through absolute simplifications and automations.
Only if you do not fit into the 08/15 scheme will someone personally take care of your construction loan and examine/analyze the individual part.
