Plot with soil class Z2, is purchasing advisable?

That doesn’t sound so good at first. Is that the entire letter from the authority or just a paraphrase? Information about the type of soil contamination is missing (but you have already made the inquiry) and a statement on whether expert supervision during the construction phase is advisable (this can be inferred from the soil report) and possibly which safety measures need to be taken. It is also crucial when the production site was in operation and which substances were handled, e.g. paints, solvents, hydraulic oils. Sometimes groundwater contamination is added to soil contamination. That should be included in the risk assessment. Then, for example, the use of garden wells is also critical.

I received the letter exactly as it came from the responsible office. By email. No official report or anything similar was sent along. Approximately 70 plots are supposed to be sold on the site. According to the development plan, that many are planned. Unfortunately, I have no idea who else is building there. Unfortunately, no construction work has started there yet because the site is only supposed to be developed in winter. So there is no experience from others on this site that I could gather.

If the rough estimate of the additional costs is even remotely correct, then that is an absolute dealbreaker. Even at €25,000. Not to mention €50,000. The square meter price is €20 above the usual price in the area. Price-wise, the plot is not a bargain. Unfortunately.

The soil is proven to be contaminated and the price per square meter is still 20€ above the usual price in the area?
That seems really strange to me. The location must be almost as good as heaven then.

I don’t know why other people build. But I would build because I want to have a home where I can feel completely comfortable and can forget my worries sometimes.
I could never feel comfortable with contaminated soil. Not even if it was excavated.
Maybe I could feel comfortable if the entire contaminated area was excavated really generously and deeply.
But even then...

If you already have a stomach ache now, stay away from the property. Otherwise, you will not be happy with your piece of land in the future. Despite everything, one always has concerns.

I have only had one floor examined.. The classification of the different drives ranged from z 1.2, z2 and greater than z2. The damage was caused by too high chloride content, these damages are purely caused by [tausalz]. The problem with this situation is that greater than z2 becomes really expensive compared to the rest.

70 plots and then such soil? Something must be wrong there. A probably small town is hoping for a substantial increase in population here and not a wave of lawsuits up to the Last Judgment because of diseases or similar at some point. Maybe you should get something official and talk to someone who can really make use of the analysis. Such a large new development area will not be built on a contaminated spot. There is also an investor behind it. You don’t have to replace everything either, just the excavation for the house foundation and then normally raise it afterward to reach the house height. That certainly costs around €10,000 total but still sounds quite different.
