No, Yvonne's suggestion to consider the plots "furnished" is more sensible than just looking at the mixed sum of sunburn square meters, shadow square meters, and the floor area ratio used for the driveway. But this also applies in principle here:So far, we have mainly oriented ourselves by the plot sizes, which is probably not the best criterion.
A "city villa" only makes this desired sense if the room program can be reasonably divided 50:50. If the result is 60:40 or 65:35 of the areas for rooms to be allocated to the ground floor or upper floor, then the "one-and-a-half-story house" is convincingly close and forcing the "city villa" would be due to misallocation of rooms. This forces compromises and inconveniences in the daily routine that would painfully pay for the gain in garden area. "Planning" is not a naive-emotions topic.The idea that two floors require less ground area and therefore allow for more garden space is a good point.
