Plot selection for a semi-detached house - Which one would you choose?

Hello everyone,

finally, the time has come for us too!
A new residential area is being developed in our city, where we would like to apply for a plot. Currently, 2 plots are in the final selection, see the pictures attached (plot 2626 and 2627). The plots are intended to be built with a semi-detached house. Now I have a few questions for you, or rather, I would like to get your advice on this.

1. Which plot would you prefer and for what reason?
2. How do you see the shading, especially in the afternoon/evening, when the neighboring buildings are completed? We still like to sit in the garden in the evening (after work).
3. Do you see any disadvantages in the long "narrow-shaped" plot?

Are there any other points we should consider?

I do not see a choice between two plots, but only between left or right of the same semi-detached house.


Not other, but completely different: firstly, the partner must be right. You with and the twin partner without a basement but building before you would be the biggest loser. Secondly, I would not recommend even to my worst enemy to plan a semi-detached house with "each person choosing their own architect".

I would choose 2626, as it offers more options regarding the terrace.
Access is via the Eckenbachweg?
I find the layout rather unfortunate, a long path and somehow a waste of space with the garage/parking space standing alone up front.

I wouldn't take any of them because the building envelope is so stupid that it ruins the whole garden.... I actually think the plot shape is okay, I would probably take the left one, but in my opinion the house would have to be directly next to the parking space, otherwise there wouldn't be any garden left in the back... really stupid.

The plots are sold to the highest bidder and since we don’t know anyone who might apply for the other half, we don’t know beforehand who will live opposite in case of the award.
I imagined it like this: that after the purchase you select an architect together with the buyers of the other half, with whom both sides can live well. Is that really so problematic?




The access would be via Eckenbachweg, exactly. I understand your point. Is it possible to have such a plan changed afterwards (e.g. moving the parking spaces)?

Yes, it is. Semi-detached house builders nowadays are very rarely people who clearly understand this type of building. Rather, they are individual builders who simply have too little money for a plot with boundary distances on both sides. In at least one of two dimensions (with or without basement, solid or timber frame) differing opinions are likely. And many want to go their own way on principle. Whether or not to hire an architect at all is already a point of contention. Just read around in builder forums: the majority (especially those with tight plot budgets) think that an architect overall would cost the money they want to invest in some extra (and believe that the builder’s planner comes for free).

The building envelope will certainly not be shifted. By the way, beware of the dream that in the case of carport / parking space / ancillary facilities the latter could mean a garage. I don’t see much more “choice” here than between the plague and cholera, and clearly recommend continuing the search. Also consciously read the usage template! It is best to reflect once again beforehand on what a semi-detached house actually means. In my opinion, that is clearly a developer house type.
