Plot on a slope with approximately 40% gradient

Hello everyone,

after a long search we have found a plot of land that we really like in terms of location (about 15 minutes on foot to the city, still very quiet at the edge of the forest, about 5 minutes to the highway...). However, there is of course a catch: the plot is on a rather steep north-facing slope, it drops 8 meters over 21 meters. We would like to build a turnkey house of about 170-180m², with standard to upscale fittings (important: underfloor heating, fireplace, large windows, garage, roof garden), two floors, whereby the lower floor either requires a rather thick slab or must be built on stilts. Three floors is too much for us, you have to climb more stairs and we also wouldn't really know what to do with all the space. In addition, of course, more earth would have to be moved then. We have already heard some estimates for the same assumptions ranging from €350,000 to €700,000 excluding the land. The soil survey is currently being planned; before that, the costs for slope stabilization, earthworks, etc. cannot be estimated anyway (prices vary between €30,000 and €100,000). What surprises me, however, is that the prices for the house overall vary so much. Has anyone of you built on a comparable slope and can perhaps say something about it? And if anyone can recommend a good architect or general contractor in [Saarland], feel free to share. Many thanks in advance and best regards

We have a similar slope, but the plot was already developed, so part of the earthworks are not necessary.

A final offer for retaining wall, earthworks (still required) and foundation slab is still outstanding. Estimates without hillside reinforcement amount to about 70,000 euros. (Soil class 5) Three companies and the architect were fairly agreed on this. Depending on energy efficiency, it can be somewhat cheaper, as less insulation is then required. As a layperson, I would say that 100,000 is the more realistic figure for you.

Definitely discuss with several construction companies, architects, acquaintances who work in construction themselves, etc. 5 people, 5 opinions, and the truth probably lies somewhere in between. Everything we have heard about the slope or what companies wanted to push on us.
You would actually assume that hillside construction is common for us. Low mountain range, there are hardly any flat areas.

A slope is more expensive than a flat plot with a foundation slab, but you also buy a certain level of privacy.

I once had a brochure in my hand that included complete electrics (10 sockets). For one, the portable toilet is included, for another it is the builder’s responsibility. One has DIY store quality, the other expensive brands, etc.
Turnkey does not always mean the moving van can pull up.
