Plot of land with old house for demolition - costs?

I see that calmly. Especially in the East, a lot of rubbish was built simply because there was nothing. In my opinion, these patch-ups are worthless. So always get rid of them. Of course, it’s different with high-quality old buildings, which can become a gem with the right renovation. I would never hesitate to acquire a good plot this way, whether it’s a house in need of renovation or a demolition hut.

However, you have to be careful with the ground. First, the basement situation – 11ant already mentioned that. Second, check for contaminants. We once had a beautiful plot in mind – until it turned out that there had previously been a gas station on it...

I meant that purely in a positive sense. That is, to take the existing cellar as a gifted (partial) cellar if it is good. In the negative case (i.e., if the existing cellar is no good) you still have underground demolition, which is similarly elaborate as excavation, and correspondingly unattractive if you then build without a cellar. Completely non-cellared older buildings, however, are probably rare. In twenty years, though, you will be getting them thrown to you by the dozen: plots of land built with ETICS ruins on beer coasters, underneath further wonderful disposal burdens.

Yes, what do you do with a plot of land like that? We also have land where an old barn stood, which even had a basement. Of course, we can't sell the land. If you remove the basement, the immediate question is whether you can still build there, because the ground would be filled in. If you don't remove it, the builders shy away from the demolition costs. A dilemma.

Is probably off the table for now. We have a plot of land in sight. Although a bit further away than we originally preferred, it is 100m from the lake. However, it could still be difficult because of a soil survey. Although it is a building plot of a company.
