Plot of land on the federal highway, noise?

Hi, I actually don't want to build a house because I find new development areas too stuffy, the building regulations too strict, and the plots too small.

But I did look at a building plot. It is a gap in a commercial area, 8m wide and 125m long. Market value 25,000 euros. It will be auctioned off soon. That is well below the local average, but I suspect it really has to do with the location in the commercial area or on the federal road?

However, there is a problem: one 8m side borders a federal road with a lot of noise. But I want peace both inside the house and in the garden.

Could this somehow be achieved through appropriate construction?

I am free to decide on which side I would place the house and garage. I am thinking of a spacious garage plus a house of about 100sqm. It should be a bungalow/half-timbered house/wooden house/Frisian house/Swedish house.

With all the bells and whistles, I don't want to spend more than 200,000 to a maximum of 250,000 euros. Is that even realistic?

I think you want to buy a house? Residential building in the commercial area? On a federal road? Sounds like a very cozy area to feel comfortable.

an 8m wide strip of land? and 125m long? Is today April 1st? In the industrial area? You can put a mobile home on it ... are you even allowed to build a house on it?
A Swedish house etc all seems not very realistic to me - and it will definitely be loud with a FEDERAL HIGHWAY and industrial area...

Hello

Take a look at how much noise a commercial area is allowed to produce.

+30% during the day and +20% at night.

You will certainly not find peace there.

Regardless of the noise and the commercial area, take a look, visit at different times.

But honestly, what do you want with the hose? Something like that is unsellable, at least for a reasonable single-family house.

If building limits apply, I imagine it to be funny even if it is only 2.5m.

Additionally, increased construction costs due to the noise protection area.
