Only the utility provider can answer that for you. RWE, VEW, municipal utilities, or whoever is responsible in your area.


Then it must be clarified with the responsible building planning office whether some of your construction must be used commercially. Furthermore, you may build - according to § 34 - probably two stories. The roof shape should be negotiable.


A geologist can answer all of this; the soil report will also determine the groundwater levels. Feed Aunt Google with 'soil expert + your region' and you will find a wide variety of headlines from which you can choose.

One more question.
The driveway to the property runs along the right side of the 18-meter-wide front end of the property.
A double garage is to be built there directly. The house will be to the left of it. How much space should be planned for turning vehicles? Reversing out of a 90m driveway is probably rather annoying. If I build the garage and house in a line at the front, how far would they need to be from the neighbor (at the front end)? Are 6 meters enough?

Oi, you've picked yourself a really tough nut right away:

The architect has to help you with the neighboring buildings. We also built according to §34, and this is how it was explained to us: The architect is responsible for adapting to the local conditions. That means, he has to tell you what color the roof should be, how high your house may be, which roof shape is allowed, how much distance must be kept, how and where parking spaces may be built, etc. People say the architect is also liable for this information with his signature on the building application documents.

To be safe, you should ask and inform the neighbors early on about what you plan. Because where there is no complainant, there is no judge.

The next question, whether you can simply connect to the company, I can't answer for you. My parents live in a house that stands on a company site and therefore don't pay for water, as this runs through the company. However, whether that's legal, no idea. But urgently find out what all the connection stuff will cost you. You could probably soon buy a nice plot for that instead of one that has neighbors making noise all day.

Get information from insurance companies and neighbors about the creek. Creeks can repeatedly overflow their banks. Ask residents how often their cellars have flooded. And don’t complain later if the creek pays you a visit.

You can freely commission a soil survey; there are plenty of companies that do that. You only need the property owner's permission to drill 2-4 holes. Definitely do the survey before the purchase if you are serious about the plot.
