Plot by the highway, view from the neighborhood - enough sun

Hello everyone,
we have been looking for a plot for our dream bungalow for almost a year and finally we have found one.
We have reserved it for now and currently we are in the planning phase.
It has a good layout, 24.5 m x 33.5 m (684 sqm)
I have uploaded the drawing of the development plan here and the plot is marked with a STAR.
Nothing has been built there yet.
There are a few negative points regarding this plot:
1. To the south of us, construction is permitted for an 8-family house or two 4-family houses, 2 full floors (2.5 floors), maximum height 9.5 m, and to the southwest of us it is the same. Other neighbors can build 1 full floor (1.5 floors) and up to 8.5 m high. The house may only be built within a 17 m wide area.
3. To the west of us, at a distance of 100 m, there is a railway. The train normally runs at 40 or 50 km/h because the station is nearby. (There is a noise protection wall between the residential area and the railway).
4. To the west of us, at a distance of 400 m, there is the federal highway. Maximum speed limit is 100 km/h.
When there is a west wind, it gets relatively loud here as the traffic noise can be heard more clearly.
(The wind here usually blows from the west).
What is your opinion about this plot? I am considering the view from the neighborhood, sun, and noise from the federal highway when there is a west wind.
We will appreciate your opinions and maybe suggested solutions.

Highway, train, apartment buildings overlooking your garden...

Doesn't sound like a nice property. Idyllic is something else.

Just my amateur opinion.

Well, it wouldn't be mine either. But the restrictions are certainly reflected in the price. Are you sure no freight traffic rolls over the tracks at night? Then it gets funny... a freight route is one kilometer away from our construction area and is still a topic in the environmental report.

Your bungalow in the north is therefore threatened - depending on the distance - by shading from the multi-family house.

Another question, how much does the [Grundstück] cost? What are the prices like otherwise?

Hello, construction doesn't cost 3.50€ so you should be prepared for too many restrictions. If it's only 1 noise or 1 house. But you will be visually and noise-wise strangled from all sides here. You have to ask yourself, do we want that? At 35, you are established in life and generally know what is important to you. You won't get inner peace with that.
