Hello everyone, from an eager reader.
My partner and I were actually looking for an existing property, had already seen a few, but hadn’t found anything convincing yet. Mostly too small or way too large houses where a lot of renovation and modernization would be necessary. Now we have more or less stumbled across an offer for building plots in a location that suits us and have reconsidered the new build topic. So much first in advance, I’ll fill out the questionnaire:
Development plan/restrictions
Size of the plot: 919m2 (with restrictions, e.g., in the rear part of the plot a compensation area with specific planting must be established over 7m)
Slope - no, or at most minimal
Site coverage ratio: 0.25
Floor area ratio: (I couldn’t find this in the documents available to me)
Building window, building line and boundary: front 20m street side
Edge development: no
Number of parking spaces: 2
Number of floors: 2
Roof shape: gable or hip roof
Style: I would say modern
Orientation: open, although a roof facing south-west would be suitable?
Maximum heights/limits
Further requirements
Requirements of the builders
Style, roof shape, building type: we are open here, in the immediate vicinity there are typical "village houses directly on the street," townhouses, bungalows... we would like to keep a lot of garden usable
Basement, floors: 2 floors (the upper floor doesn’t have to be a full floor, but at least an increased knee wall), we originally wanted a basement, but that seems to be difficult cost-wise.
Number of persons, age: 2 persons, 30 years
Space requirements on ground floor, upper floor:
Office: home office, twice. Doesn’t have to be large, but separate rooms are necessary
Overnight guests per year: no one who has to stay more than a few nights
Open or closed architecture: -
Conservative or modern construction method: -
Open kitchen, kitchen island: gladly at least with access to dining-living space, it should be possible for two people to work in the kitchen simultaneously
Number of dining seats: 4 or 6, not for eating but rather to invite friends/family for board games or similar. In everyday life: 2
Fireplace: very much wanted, but realistically rather a nice-to-have
Music/stereo wall: -
Balcony, roof terrace: -
Garage, carport: we would plan one now but not necessarily build it directly.
Utility garden, greenhouse: yes, later
Further wishes/special features/daily routine, gladly also reasons why this or that should or shouldn’t be: an important point would be a heated workshop for bicycles. Our idea was to plan a "guest room" on the ground floor that has an outside door/patio door through which the bike can be brought directly in (it would also be conceivable to start directly from there with the racing bike and bring it back through this side door. For this use case, a short path to the bathroom on the ground floor (with shower) would also be nice.)
The idea was shown to us as an alternative to a basement to save costs. But it would have the disadvantage that we would build significantly larger than we need space for upstairs. Typical floor plan examples have 2 children's rooms + parents’ bedroom and bathroom upstairs. Our offices don’t need to be that large. Possibly 3 "children’s rooms" would be conceivable so that another small "hobby room" is created.

What do you particularly like? Why?
- We can fit everything in, kitchen adjacent to living/dining room (possibly the kitchen could still "spread" further via a kitchen island?)
What don’t you like? Why?
- Upper floor doesn’t quite fit, the door to the "workshop" is still missing, windows and window doors have not yet been examined in detail, we are still at the rough layout.
Price estimate according to architect/planner: haven’t received anything detailed yet, but something like this was presented with our budget. If I calculate with the often assumed 3000€/m2 here, I can’t get there anymore; it also fits our feeling that the house is too big for us.
Personal price limit for the house including equipment: approx. 400k for everything except the land
Preferred heating technology: air-to-water heat pump with underfloor heating, we would like to use photovoltaics
If you have to do without, which details/extras
- you can do without: basement, fireplace, space upstairs, workshop room as long as we find another (winter-proof) solution, outdoor facilities except rainwater cistern
- you cannot do without: 2 offices, 2 bathrooms or at least 1 guest bathroom
Why has the design turned out as it is now? e.g.
Standard design from the planner? yes
Better ideas welcome; we actually planned to build a completely standard floor plan via a large general contractor as it is in the catalog in the hope that few additional costs arise and hopefully not much can go wrong.
Only then it didn’t fit properly with a basement or the requirement for the bicycles. The plot is rather narrow but elongated, if we want space for a double carport or a double garage (on the right side of the plot, where the exit is) next to the house, not every house footprint fits well.
