Hello dear community,
we (24 and 23) no longer want to pay off other people's loans, which is why we want to decide on our own property. The desire has always been there. Since building ourselves is very likely too complex, a prefabricated house seems to be a very good alternative.
Since I only finished my studies this year and my partner completed her training last year, the equity capital is understandably very limited. We have a bank appointment next month. We arranged the appointment so that we can calculate with the bank what is actually possible. Of course, we will obtain comparison offers.
At a prefabricated house exhibition, we got in touch with a consultant with whom we have arranged an appointment at the end of the month. His idea is that we present something and can calculate it with the bank. We also informed the consultant that we do not yet have a plot of land. Although the company does not broker plots, they can help us with the search.
We are very flexible regarding the location. Everything between Stuttgart and 30 km north is possible for us. A train connection should be available at most one town away. We are planning with 140 - 160 square meters, ideally a basement and a small garden. We assume that a 300-square-meter plot should be sufficient. Very likely, a carport or garage will be added later. We assume that we can manage with about 500,000 euros. However, this should also include a plot and incidental building costs.
We know that verbal promises are nice and all, but we also know that everything should be put in writing. What tips can you give us for the consultation appointment with the prefabricated house provider? What should we definitely pay attention to?
How do you evaluate our plans considering the circumstances?
What tips do you have regarding a plot? (It’s said that it is not that easy through municipalities, so we are also hoping that the consultant will support us here.)
How did you manage that the prefabricated house provider maintained good contact with you afterwards? (You often read that contact becomes sparse after signing.)
Does the help with the plot search sound realistic? The consultant said it would even be possible to find a plot within 2-3 months.
What costs should we keep in mind? (Prefabricated house, plot, incidental building costs, land transfer tax, notary, possibly furniture and kitchen...?) Should one also plan a 10% buffer even if it is a fixed price?
I have not mentioned the name of the provider for now, as I am not sure whether it would be considered advertising then.
