Thank you for the answers. I agree with you about the numbers. However, our expectations were to get a more realistic picture this way and to better understand what awaits us. Regarding the land price, it of course depends heavily on the location and cannot be generalized, but in our area you have to expect 200 to 400 euros per square meter. No, we have not mentally tied ourselves to the company; we would rather get several comparisons. unfortunately, the situation regarding land is worse than in other regions. Money is not the only factor; what the market offers is of course also important. However, building a house of such a size should be possible; it worked for acquaintances with a similar plot size as well.

The entire planning, from the beginning to moving in, should be seen as a project that can then also be enjoyed for several years. Of course, it gets annoying at some point not to find a plot of land. But my number 2 phase can well and gladly take a year or more. During this time, you grow with the learned knowledge about prefabricated houses, building with a general contractor or architect, dubious real estate agents or soil reports, and the possibilities of fully exploiting potential development plans. During this time, you will change your opinions and find yourself more often... All of this is good - I find this process particularly valuable. More valuable than moving quickly into a home of your own.

You are dealing with salespeople! They have their tactics to get a signed contract, that is, to sell a house of about 350,000 without you having a plot of land. And the plots are not dug up or created by a house building company themselves. Whoever can calculate here as a future builder... The market has no plots, nor any in the desired size, nor any that one gladly pays, nor any for small house building companies. Therefore, see for yourselves in the first step from 100.

Paying rent for another handful of years is a good investment. At least if you use those years to gather your own living experience and building ideas with open eyes, observe the successful and failed building details of other people, and so on. "The first house you build is for an enemy" is otherwise very likely at your age. Concrete offspring also helps immensely to realistically shape housing wishes. Anyone who shoots this advisor to the moon will probably get mitigating circumstances. Finding a plot of land near Stuttgart in two to three months already requires the connections of Don Häberle and the devil's grandmother together – even with a bigger budget.
