Planning Phase Single-Family House - Opinions

Hello,
We have now been dealing with the planning of a single-family house for several months. Maybe someone in the community has a good idea / suggestions / ... . In the sketch, north is in the bottom right corner.

Development Plan/Restrictions
Corner plot, approx. 1350m2, basic orientation approx. NW-SE, flat, slopes about 1m towards the center of the plot from all sides
Slope: None
Edge development: No
Number of floors: 2
Roof type: Hip roof
Orientation: NW-SE

Client Requirements
Basically, the house should be built as small as possible but as large as necessary to accommodate the following rooms.
Annex
• Double garage with
• Driveway (at least space for one car length in front of the garage on the property)
• Veranda behind the house
• Front porch (American style) in front of the house
• Fitness room (approx. 20m2 at least 3.5x5.5m, increased ceiling height, not directly adjacent to living spaces, heated and insulated (no underfloor heating))
Ground Floor
• Foyer (approx. 10m2)
• Atelier (approx. >12m2)
• WC (approx. 1.5m2)
• Mudroom (approx. >8m2, with access from the foyer and passage to the garden, laundry shoot from the bathroom/hallway above or to the basement, wet room, possibly placed in the annex)
• Kitchen + dining room + living room (approx. 4x3.5/4x3/4x4.5 m2, large room with glass fronts in the dining area, living room easily separable (sliding door?), dining room S-SW, living room S-SE)
• Staircase (approx. 10m2, N-NE, in 1st floor and basement, no spiral staircase)
Upper Floor
• Bedroom (approx. >12m2, N-NE)
• Walk-in closet (approx. >6m2, adjacent to bedroom)
• Bathroom (approx. >11m2, double washbasin, large bathtub, large shower)

• Children’s room 2 (approx. 14m2)
• Office (approx. 7m2, possibly also in the basement), possibly children’s room 3 for this

Building Type
• Two full floors (ground floor, upper floor) with hip roof (gable roof optional)
o Modern style, functional
o Solid brick construction (outer hollow brick approx. 50cm)
o Concrete ceilings and stairs (with wood cladding)
o Semi-open spacious design on the ground floor
o Interior staircase (180° landing stairs, L-landing stairs or straight stairs, no spiral stairs, at least 17/29, approx. 1.5m wide for bookshelf cladding)
• + Annex with double garage (flat roof, adjacent to house)
o Annex/garage flat roof at the same level as the 1st floor, with access from 1st floor, build-over/expandable or usable
• + Basement (at least black tub concrete basement)
o Raised with basement windows vs. sunken?

Room labels directly on the plan make it easier for the discussants. Otherwise, thanks for the hand drawings for now, I can’t stand all this pseudo-CAD anymore.

it all says it there. ....

Z1/2 over A and L can lead to problems (I know this from our first house) if the intermediate ceiling is not solid.
Personally, I don't like it when in winter the front door opens and immediately everything gets cold.
What happens in A? Trapped room behind L.....
E would be too small for me, because either the table stands in front of the stairs or in the passage to L.
S with 2.75 m width would be too narrow for me, unless you don't have a double bed.

That caught my attention. But I'm not an expert when it comes to floor plans. Or ?

You will hardly get any contradiction here.

I know. In 2002 we painted our house red. Everyone wrinkled their noses and made fun of us behind our backs. 10 years later the "manufacturer" had the color as standard and built 30% of all houses that way.

Do you drive a silver-gray Golf? But never mind, I have received many valuable hints, only the path was rocky.
