I want to summarize how it turned out: we only got a significantly cheaper and smaller plot of land. We ultimately invested the saved amount into the house.

We financed the plot (just under 75,000 without additional costs) variably, paid part immediately from equity, financed 50,000. This allowed us to waive a land charge registration - saves costs!

We now have a rate of 1,250 with a net income of 5,500 €. You see - the salary has increased evenly with the wishes. We contributed 50,000 € equity and currently have 20,000 € in reserve. Before construction starts, another 10k will surely be added. Our financing is, by the way, through the house bank!

Why am I writing down the results? 1. Save, save, save: equity is everything! We saved over 50%. This covers both the future rate and parental leave. 2. It always gets more expensive: in the beginning, I thought I could stay under 2,000€ per sqm with simple requirements. No way! You always want more than originally planned. Only because we didn't get our large desired plot do we stay within budget! 3. Give the house bank a chance. We are at the level of internet interest rates. With special repayments and longer interest-free periods. It pays to compare! In my case, the Sparkasse was unbeatable.

It doesn't help me anymore to keep the connections - but you get so much from the forum members; you also want to give back.
