Hello everyone,

we are currently planning a house as well. We have already compared a lot and also talked and argued about our requirements for a house.

My current cost breakdown looks as follows. With so many numbers, you slowly lose track of whether all cost drivers are included. Maybe you can also share something about the house? Site plan? Sloping plot? Floor plans or at least the m2 living area. Basement, architectural style, etc.? Where is the house planned?

Hello,

good point, the basic data somehow were not transferred.

So here:
It is a straight plot, for the building area there is already a soil survey
up to 0.3m
Clay; silty, strongly fine sandy, medium sandy, slightly coarse sandy,
slightly fine gravelly, plant remains -> slightly moist
up to 0.75m
Clay; strongly medium sandy, strongly coarse sandy, very slightly fine gravelly,
slightly fine sandy -> moist to very moist

A timber-framed oak house without a basement will be built on 160 sqm plus the attic with about 50° roof pitch

There is a significant difference whether you want to build in Bavaria or Mecklenburg. Likewise, whether you build in Hof or Munich. Otherwise, the architect knows the price level in [Seiner Gegend]. Recently asked an architect in Dresden, they quoted 3k / m2 of living space.

Tell me a bit more and don’t let everything be dragged out of you. Where did you get the numbers from? Estimated, rolled, or determined?
