Payment plan with 35% after the shell construction, okay?

Hello everyone,

we want to build with a regional timber house builder and are just about to sign our contract for work.

Now I am unsure about the payment plan.

It is as follows:

33% after ordering materials
35% after erecting the exterior walls, load-bearing interior walls, ceiling, and roof frame in the shell condition (without finishing work)
12% after installing windows and roofing (without finishing work)
8% after rough installation of heating, plumbing, electrical
3% after screed installation
3% after completion of drywall
3% after completion of heating, plumbing, electrical
Remaining amount after acceptance

Is this okay?

33+35% for the proverbial shell construction would be too much for me.

Then I suppose my concerns are justified.

What would be a reasonable value after the shell construction?

The final payment would also be only three percent. I read that five is normal. Is that true?

Is it normal to pay 30 percent after ordering materials? Does anyone have experience with smaller timber frame house builders?

The down payment for the material I find very questionable, I would not do that. Especially at "order" - that is not acceptable.

50% or max. 60% are, I would say, appropriate for the shell including roof and windows. For you it is 80% - one could almost take it as a joke.

Some settle for 5% as the final payment, I find that very little, we have 15%. If a major defect is found at the end, 5% is "nothing".

After ordering materials, you don’t pay anything, that’s almost immoral... Usually, you only get the loan paid out for completed work packages; if you don’t have the 33% equity, it already gets difficult.
