Hello everyone,

I came across the forum while searching for "Sanierungen". :)

We have to decide by next week whether to go for a property.
It's a bungalow from 1976 with about 160 sqm of living space (basement + upper floor).
I have already consulted an energy advisor but would also like to hear some opinions from the forum regarding renovation costs.
Of course, it's always difficult to estimate this as an outsider, I'm aware of that.

What we would like to renovate or according to the energy advisor should be:

Insulate the roof
Replace the windows
Change the radiators
The heating is still unclear... oil heating from 1993
New floors
New fireplace

Can one roughly estimate what the costs would be?
We have to provide financing and Kfw funding by next week and unfortunately don't have time to get offers from every company.

I am grateful for any tips ;)

Best regards
CrazyLeg

I assume you will also do the wiring? What about ventilation? Wall construction?

If the facade is meant, then first of all don’t paint it because it still looks great. I can’t say anything exact about the wall construction except that it is a solid house and according to the energy consultant it does not necessarily need to be insulated. It would be better to renew the roof and one could think about facade insulation later. And unfortunately, I can’t say anything about ventilation.

How about a little more info? I'm glad that can indulge his playfulness, but it will be of little use to you.

Bungalow: size, basement/floor slab, shape, material AW, existing insulation, etc. And not entirely unimportant: where is the bungalow located? Pictures?

Rhenish greetings from the road

No, I meant stripping from the inside... so walls – since you already want to redo the floor. How did the energy consultant come to this conclusion without knowing how the wall structure looks? If you replace windows, you reduce natural infiltration and thus risk poor air quality and building damage. If there are also areas that are poorly insulated, things will get unpleasant in winter. Hence the question of whether a ventilation concept has been considered. Are the windows really defective, or are you "just" expecting savings from it?

BeHaElja is basically not so wrong. Offers with us ranged between 150 and 180K, depending on the scope for a corresponding complete renovation.
