Hello everyone

Maybe one of you has an answer to this:
how does it work with own contributions when building a house if you use the KfW program 153? Because I have read that own contributions are not subsidized. In that case, can you only claim services up to 100,000€ (from 01.04.16) that are carried out by a craftsman company? For example: If the shell construction of the house costs 160,000€, could you claim 100,000€ funding from it because these works are carried out by craftsman companies? So could you still claim 100,000€ even if own contributions are made, but the "value" of the craftsman services is over 100,000€? Whereas the craftsman services will be significantly higher.

I have not yet experienced it in practice myself, but I believe I understand that the KfW requires proof of use for the money provided. It must therefore be demonstrated with invoices that the amount was actually spent.

In your case, I would say that you can process all craftsman services that can be documented with invoices through the KfW and handle the material deliveries for everything else that you provide as your own work. They do not finance the equivalent of your own working time, because that would be like a wage payment for your own services.

I see this uncritically. The KfW loan is provided in the background through your financing bank, of course under the then valid conditions. For you, this initially makes no difference. You go to a bank with your project for financing. It is clear, of course, that the total loan amount must be above the subsidy. Own contributions are also taken into account.

Our bank wanted an allocation of the invoices for the KfW loan. The KfW loan was also paid out from a different account.

You should ask the bank that is paying out the loan. We were also asked for invoices.

Yes, I have written to the KfW, but have not received a reply yet. The invoice for the shell construction is already over €100,000, so it can be submitted. Then the KfW probably does not care what personal contributions are made afterwards, right?
