Since we are starting in September, I don't want to withhold my floor plan from you.
A prefab house will be built, KFW 55 with an air-to-water heat pump and controlled residential ventilation. Furthermore, a roller shutter control will be installed on the ground floor for the east, south, and west sides.

- unclear whether the 12 sqm of the children's room are in appropriate proportion to the 31 sqm of the parents' realm
- if necessary, there will be some maneuvering when you want to leave the children's bathroom after washing your hands
- air space is always a tricky issue because of noise... one watches TV, child 1 goes crazy
- 1.25 m is too little for a passage + wardrobe, there will always be traffic jams
- access to the guest WC is similarly critical as the one to the children's bathroom
- 3 m width in the living room is rather little - these are very flattering sofas that are drawn in there
- seating situation in the bay window is okay with the 2.6 m, but rather narrow (80 cm per guest and chair)
- from where is the conservatory accessible?
- without a basement, the 6.7 sqm utility room with a partition wall is manageable. unclear whether I would cancel the pantry and make the utility room bigger instead.

This is not about children. There will be only 1 child and therefore there is more than enough space.
Access to bathroom and WC is sufficient in my opinion since there will never be more than 1 person inside.
The conservatory is only accessible via the kitchen or terrace, which was intended that way.

Let's see when the second house will be built, because the first one has too many flaws (in the planning) ;-)

- Dining area too narrow, living room as well.
- Air space right next to the children's room - let's see who gets annoyed first: the parents because they want to eat quietly with friends and the child is listening to music or just playing in the children's room. Or the child, because food smells waft into the children's room as well as the conversations and the TV.

- Why does the children's bathroom have only a skylight? Why don't you make one children's room a bit smaller and make the bathroom a bit bigger instead? Why do you need two children's rooms at all if only one child is desired? Reserve?
- Staircase from the dining area also very inconvenient. Consider that your child will also bring friends home when you are already asleep.

Conclusion: nice floor plan for a couple. But not with and for children. Privacy is almost non-existent in this layout.
