Development plan/restrictions
Plot size: We have 2 plots and originally only wanted to build on the 529 sqm, but this is not sufficient, so we have to place part of the double garage on the 413 sqm as well. If we want to sell it later, it will have to be re-measured.
Single-story
Number of parking spaces - 2 -> double garage with storage room. 6x9m
Number of floors - 2 floors
Roof shape - 25° gable roof
We were at the municipality - there is no development plan for our village

Builders' requirements
No basement, ground floor + upper floor with a 2m knee wall
Number of persons, age: 2 adults, 1 child (about 3 years old at move-in), 1 child planned
House 168.59 sqm prefabricated house in timber frame construction with a bay window in the living area

Kitchen open with cooking island and small bar

Heating technology:
Air-to-water heat pump with controlled ventilation

This is the first draft from our architect. What could be done differently? The guest WC is not well placed. The upper floor layout is okay for now.
We are grateful for tips and ideas for the ground floor.

I don't like the entire hallway situation on the ground floor - where is the wardrobe supposed to go? I also wouldn't start the dressing room - especially since 2.09 m is too narrow for two proper rows of closets. It's unclear whether the bay window has added value.

Yes, so we want a bay window for the optical enhancement from the outside. The dressing room should be equipped with shelving systems. Yes, the hallway situation on the ground floor is bad. That’s why I am looking for ideas.

That is putting it mildly. The hallway is a crooked, dark corridor. Because you want to put the utility room and also an office on the ground floor, with a central staircase, the ground floor layout will be difficult. The WC of this size seems hardly usable for normally sized people. When building a new house, one should at least be able to use the "facilities" in peace without fear of claustrophobia.

Just look here in the forum or on the internet for other floor plans; there are quite a few that would fit better. Oh yes, the recess of the master bedroom on the upper floor is not necessary.

Even with shelving systems of 40 cm each, it will be more of a walk-in closet and not a dressing room where you can turn around. You also have zero natural light... I don't find that productive. Better to do without it and integrate the closet into the bedroom. The hallway is too long and winding... I would probably move the stairs further towards the entrance (about 65 cm), place the WC on the stair side directly against the entrance door wall, then the utility room for technical equipment, then the stairs, then the laundry room (although that might be a bit tight). The bathroom upstairs will then be smaller – but with a reasonable layout, that’s not a problem. I would align the bathroom upstairs wall with the bedroom wall (that’s exactly the ~65 cm), make the children's room correspondingly larger, make the dressing room smaller and accessible from the hallway – add a skylight, with closets on the right and left. You still have a closet wall in the bedroom anyway. Is roughly clear what I mean? Otherwise, I can sketch it again later...

Perhaps move the garage further east, that is, next to the office, and then have the entrance door on the north side?
