Optimize new single-family house floor plan

Hello everyone,

I would like to get feedback on the following floor plan. I am completely new to the forum but have read feedback on various other designs here.
Before "completely redesign" comes as feedback, I prefer to present a not yet fully finished design for discussion.
Not yet complete are: windows (position, size, ...), furniture arrangement in the living room, separation of the utility room and the adjacent pantry, acoustic optimization of the office.

Development plan/restrictions: driveway on the left, must not be on the same side as the house
Plot size: 650 sqm
Slope: no
Floor area ratio: 0.35
Floor space index: unknown
Building window, building line and limit: 3m
Edge development:
Number of parking spaces: 1
Number of floors: 2-3
Roof type: no hip roof allowed
Style: doesn’t matter
Orientation: predetermined due to the street
Maximum heights/limits: 11m for 3 floors
Further requirements: open construction method

Client requirements
Style, roof type, building type: Bauhaus, flat roof
Basement, floors: no basement, 2 floors
Number of people, age: 5 people, including 3 children aged 2-8
Space requirements on ground floor, upper floor: unknown, will rather be derived from the required rooms
Office: separate room for the office needed
Guests per year: at least 2, several weeks at a time per year
Open or closed architecture: closed due to acoustics
Conservative or modern construction: modern, minimalist, efficient
Open kitchen, cooking island: cooking island desired, open kitchen desired
Number of seats in dining area: normally 5, more when guests come
Fireplace: no
Music/stereo wall: no, but good idea
Balcony, roof terrace: no
Garage, carport: carport directly next to the house
Utility garden, greenhouse: small garden, accessible from the terrace, which should be accessible from the living room
Further wishes/special features/daily routine, also reasons why this or that should or should not be:
- Ground floor as age-appropriate as possible (older guests, therefore guest room and shower on the ground floor)
- In the morning, the sun should shine into the bedroom to wake up naturally.
- Terrace not southwest-facing, as it gets too hot
- The office should be located so that very early rising or night work disturbs as few other people as possible.
- The office should be acoustically well shielded from the rest due to phone calls (children should rather not be heard, the "worker" should rather not be heard outside the room).
- Children's rooms can be relatively small since bunk beds with space underneath are planned.
- In front of a TV in the living room there must be enough space for children to participate (dancing, etc.).
- Value is placed on quietness (low volume) because the current living situation is too loud and stressful (loud street, drafty doors, children making noise everywhere).
- As efficient and functional as possible: short distances, easy to clean, cleaning robot should be able to reach everywhere
- The need for smart home and the space requirement for corresponding devices is still unclear.
- It should be filled with light, but in the evening should also be quickly darkened (blinds down or similar).
- An electric piano must fit somewhere (probably on the upper floor, gallery above the front door).

House design
Who designed it: based on a standard design with many DIY modifications

What is liked particularly: It seems to be already efficient.
What is disliked: Possibly too little storage space (no basement, so a shed will probably have to be somewhere)
Price estimate according to architect/planner: not known yet
Personal price limit for the house, including equipment: approx. 450,000,-
Preferred heating technology: district heating, as it is standard there

If you have to do without, which details/extensions
- can you do without:
- cooking island
- kitchen does not have to be open
- if absolutely necessary, one of the children's rooms, but another would have to be larger
- cannot do without:
- separation of guest and office room, it really must be 2 rooms

Why did the design become what it is now?
We looked at many standard designs and then took one as a basis for various modifications in many iterations.
What makes it particularly good or bad in your opinion? /

What is the most important/basic question about the floor plan summarized in 130 characters?
What can still be designed better and why? Unfiltered feedback is welcome.

Hello, What struck me spontaneously: I find the kitchen layout strange. Is it supposed to be two rows and a small cooking island in the middle? With 80cm depth, you’re more likely to splash the floor all around while frying. I would swap the sofa/TV with the furniture on the left side of the plan. That way, there is more distance to the dining table and you avoid that strange empty space by the wall. I think there isn’t enough wardrobe space for 5 people plus guests. Otherwise, it’s hard to assess whether the furniture and staircase are drawn realistically because there are no measurements. Did you include your current furniture?

For a first draft, I find it very successful.

Are there reasons for the significantly larger Kind1?
You apparently transferred the walls from the ground floor to the upper floor. In itself a good idea, but I would gladly pay for the few reinforcement bars if, in exchange, Kind 3 becomes bigger, Kind 2 has one corner less in the room (corners also cost money) and Kind 2 then enlarges at the expense of Kind 1...

Cooking island in the middle, rest around it (not detailed yet).
Do you mean 80 cm is too little for a cooking island?


OK, maybe there will be a corner sofa after all.


OK, I have to check.


I haven’t detailed the stair measurements yet.
Dining table + chairs (which we would like to keep) + sofa + 2 cabinets (can be replaced) are the current furniture.

No, it just happened. Such a "tube entrance" only contributes to a larger room on paper; in practice, you can hardly put anything there. We would have preferred all 3 rooms to be similar.

Exactly.

You mean pushing the upper walls in the picture at Child 3 and 2 a bit upwards?

Hallway of 11.? sqm with just under 4 meters in width? The room is approximately 4 x 5.5 + 2 meters landing. That makes 24 sqm... maybe a bit too much space, which cannot even be properly furnished due to the central staircase location. The dining area feels somewhat squeezed in. And the children's rooms: not exactly great thanks to the lousy staircase location.
