Hello, I have created the floor plan for a semi-detached bungalow with two rental apartments. A heating room with one heating system for both apartments is planned.

Who designed it:
-Do-it-Yourself

What do you particularly like? Why?
No wasted space, hallway as small as possible without feeling cramped.

What do you not like? Why? Sleeping and working rooms too small?

My price estimate:
€350,000 including 2 carports and plot (€40,000)
Preferred heating technology: air-to-water heat pump

If you have to give up certain details/upgrades
-You can give up: carport, instead of a hipped roof a flat roof (6 percent pitch)

Why is the design the way it is now? e.g.
In our new housing development (we moved into our single-family house last year) someone built something similar. His apartments each have 99 sqm. I optimized a bit and made the hallway smaller. Otherwise, much is adopted.

I think it’s good that there is only one heating room. Also, the routes are short (pipes and walkways).

Why rent out a bungalow?
Rental is actually planned to be more cost-efficient.

Are 2 parking spaces enough? Doesn't the parking space ordinance require more?

Budget is not sufficient.

The floor plan lacks dimensions.

What do you mean by cost efficiency? Because of the use of space on the plot?

I was thinking of a bungalow because of accessibility.

Here is a snippet from the program. 1 box equals 1 meter. Unfortunately, the program does not provide dimensions in the overall view.

We moved into our detached house last year. It is 150 sqm with photovoltaic, heat pump, MVHR with heat recovery. For the plot, house with garden, paving, furniture, etc., we paid €360,000. We did everything ourselves except the masonry, plumbing, and electrical work.
I also kept an Excel sheet with ALL costs on the side. I entered even the smallest amounts there.

I mirrored and adjusted this list. Furniture, photovoltaic system removed, recent price increases added, etc.

I am optimistic that €350,000 is still possible here.

Site plan? Not even a north arrow in the drawing ... could waste pixels .. sorry, but with something like this I always wonder what thoughts we readers are supposed to "guess". Maybe manually measure something after all? Because counting the dots is more of a nuisance.

150 sqm living space, weakly drawn partition walls, etc. .. are the approx. 1.4x3 m of the utility room supposed to be for both units?

Does the development plan allow 2 residential units?

You are planning bigger and thinking of the price increases.

It is too tedious for me to count points. Draw the furniture once to scale.

Senior-friendly will not yield higher rental income. I do not see a wheelchair or walker in the apartment.
You have higher costs for the living space with the bungalow compared to the 1.5-story house.

What do you mean by accessible? It is not even minimally accessible... -> Entrance too narrow. Bedroom difficult to furnish. The bathroom windows should not work due to fire protection.
