Building obligation? Why not buy the plot and build later (with more equity and hopefully higher salaries by then), if it is really THE plot? (you quickly fall in love with a plot, but from a sober perspective, such an opportunity usually comes around again sooner than you think).

With a net income of 3700, I certainly wouldn’t take out a loan of about 400,000 euros, that doesn’t fit together.

I have no knowledge about the building obligation yet – but it is definitely an option we have in mind..

It is "unfortunately" THE plot, yes.. The land use plan also doesn't allow for much new..

But also thank you for your honest opinion :)

3700 for 400k full financing also means restrictions for civil servants. Especially since you are young and have not lived much yet (?). There won't be many holidays in the first few years. Then children come along, accompanied by a loss of income.

Yes, the developer is small, if something happens to the construction sum which appears very low, additional financing will be required.

Are there already soil surveys available? At the end of the day, 20k will come on top for earthworks. The builder can't be blamed for that.

No.. A soil survey is not yet available. The bank and the owner have just agreed on a price. I think it will take at least another year before building is even considered - until then, of course, we will continue to work on our equity. I have lived enough in my past (that's another story ;-) ) Since the beginning of the relationship (already over 5 years), having our own four walls has been very important to us and we know that we will definitely have to do without one thing or another.
What I personally consider "good" - I already know that without a promotion, I will get a salary increase every 2-3 years through an experience level. My girlfriend as well.. I just find the starting salary of 3,700 euros quite tight for the loan amount, although it is achievable..

The whole thing is a very bad idea due to lack of equity. You have three big problems: 1. no equity, 2. too little income/too high credit and 3. it doesn't work in life for all incl. 400k. Rather 450k.
