Hello house building community,

we are planning to build a house in the Bauhaus style and have received a design from the architect that you should take a close and critical look at, as we have extremely divided opinions.
Since our plot is only 16m wide, it has to have a rectangular shape. Getting a proper floor plan here apparently isn't that easy, is it...?
How do you like this floor plan, has something been overlooked or does it even contain errors?

Ground floor:

Upper floor:

We are looking forward to your opinions and can take everything!

Do you still have options to post photos here where the numbers can be seen??

That is really hard to recognize. What I can see and don’t like right away is the upper floor [OG]. There are 3 children's rooms plus a bedroom and only one bathroom with a toilet. However, this toilet is only accessible through the bathroom. To be honest, that is rubbish. If there is going to be a separate toilet, then it must also be easily accessible from all rooms. Who likes sitting in the bathtub while various people need to use the toilet. If you really have 3 children, one bathroom is definitely too few. The hallway next to the stairs is very narrow. The bedroom with 2.82 m is not deep enough to place the bed as it was done in the plan. A bed with a normal lying surface is often 2.10 to 2.30 m long, depending on the design. That means the passage by the bed is rather crossed. Do all bedrooms and children’s rooms need to be on the upper floor [OG]? Why not put one downstairs and ease the upper floor [OG]...

Exactly as marv45 writes! Basically, I like the floor plan, everything nice and spacious... on the ground floor. But upstairs, people are stacked in the tightest space. I do see a large WC on the ground floor, but no shower there. Due to missing, that is unreadable, dimensions I cannot judge whether everything downstairs is normally sized or so large that I would consider it a waste of space. For 5 people, a bathroom is too small and cumbersome to use; better to also plan a shower on the ground floor. In my opinion, the floor plan downstairs is a small showroom but not exactly practical for 5 people in use. I cannot see any smaller flaws, maybe swap the WC on the ground floor with the wardrobe/storage, but I would also suggest a bedroom on the ground floor ;)

Hello everyone,

I have been trying all day today to make the floor plans a bit sharper, but without any decisive success. Please try to manage with the already shown images. Thank you very much for the effort!

First of all, many thanks for the interesting answers: a shower is planned and drawn in the ground floor WC, so there are 2 (simultaneous) shower options available.
@marv45: yes, there should be 3 children's rooms + 1 bedroom on the upper floor. I cannot see where another room would fit on the ground floor without making it too tight.
My concerns certainly point towards the upper floor, as there are only relatively narrow rectangular rooms, which probably also do not lend themselves well to furnishing. Aren’t more square rooms better? Shouldn’t the stairs perhaps be relocated or a different stair shape chosen, e.g. a U-shaped staircase with a landing and moved!? It doesn’t seem very sensible to me to more or less divide a relatively narrow house by means of a straight staircase.

Furthermore, I have serious concerns that it will be too dark in the dining area on the ground floor and that no window is drawn – is this an architect's mistake or a wrong idea?

I look forward to hearing what you say!

A straight staircase takes up the most space, but this is usually desired by the builder. To assess the light, the north arrow and the plot location are missing... how are we supposed to know what your windows look like, which direction they face?? Areas are generously drawn :)
