Hello, I am aware of some disadvantages of the Wohnriester, especially the payments towards the pension and a problematic house sale do not appeal to me. I am thinking of possibly being able to "buy myself free" in an emergency; hopefully, the funds should be available at 61.

Here are the details of our financing:

Riester Sie 70,000 EUR 1.56%
Riester ER 70,000 EUR 1.56%
Fuchs TopZins 55,000 EUR 0.96%
Annuity loan 126,000 EUR 1.91% Repayment 2.5%
Existing building savings contract A02 91,000 EUR 2.58

Total effective interest rate before taxes: 2.06%

Regarding the questions:
- Renovation practically not necessary, as we plan at most 1000-2000 euros for some paint :-)

What would be a sensible alternative to the Wohnriester and why?

Is it really the case that shortly before retirement one has a lump sum of money left over and can pay it off? Imagine that after 25 years there might be renovation work such as replacing the windows, a new car (car for the children...) or something else. Of course, I am exaggerating a bit ;) But I always keep this in mind, and even if you get a 30% discount with an immediate and complete repayment of the housing subsidy account, I personally consider it not optimal.

In what context or with what justification would the Riester be equally divided between both parts? I would assume that, also with regard to a second child, you earn more than your partner.

For the annuity loan, what term did you get with this interest rate (fixed interest period)?
