Hello dear forum, since there are many builders / architects and people with experience here, especially regarding practical everyday suitability, I would like to put my floor plan up for discussion. I actually like it quite a bit, but I think there are still points that can be improved and make life easier later on. Here are my details: Bebauungsplan/Einschränkungen Plot size: 640m² Slope: no Floor area ratio: currently not available Floor space index: currently not available Building envelope: house extends beyond the building envelope (but was clarified in advance with the building authority) Number of parking spaces: none (two cars can park in front of the garage) Number of floors: 1.5 Roof type: gable roof Orientation: living rooms facing south Maximum heights/limits: eaves height 6m Further requirements: I hope I had everything right in mind (was checked by the architect) Anforderungen der Bauherren Style, roof shape, building type: modern with wood, gable roof, single-family house Basement, floors: yes, 2 Number of persons, age: 4 (39,35,5,3) Space requirements on ground floor and upper floor: Office: family use or home office? both Overnight guests per year: has not been possible so far (hope more often) Open or closed architecture: rather open Conservative or modern construction: mix of both Open kitchen, cooking island: open kitchen without island Number of dining places: min. 6 Fireplace: yes with water jacket and panoramic glass Music/stereo wall: no Balcony, roof terrace: no Garage, carport: garage with enough space Utility garden, greenhouse: small herb bed Further wishes/special features/daily routine: when children are a bit older and financially feasible, a swimming pond Hausentwurf Who designed the plan: architect What do you particularly like? I am actually very satisfied with the design What do you not like? light strips by the children too low? maybe better roof windows Cost estimate according to architect/planner: €480,000 Personal price limit for the house, incl. equipment: I would like to spend only €400,000 Preferred heating technology: gas condensing boiler with solar and wood support Wenn Ihr verzichten müsst, auf welche Details/Ausbauten - can you do without: actually nothing (naively said) - cannot do without: large garage Hope I have everything.

Entrance area way too big!

I would move it to the left into the hallway, make the guest WC towards the entrance and adjust the kitchen size or create a storage room.

I don't find the ground plan for the [EG] successful at all, a lot of wasted space in my opinion. Kitchen, pantry, and guest WC are not ideal in my view. Hardly any workspace in the kitchen. Place the WC in the hallway area and make the kitchen bigger.

I think he is conditionally great! I cannot understand the points of my predecessors. Of course, the stair area is very generous, a large basement wouldn't be my thing either, and I don't think much of the main entrance for the residents through the garage (I like proper inviting front doors that also invite me as a resident), but I think that is how it is intended, and honestly: better that way if you can afford it than always the standard "entrance to the stairs," "WC at the entrance," and messing around to avoid carrying street dirt from the entrance area upstairs. However, I would reconsider the passage to the garage, because it is where a car is parked. It would be better to change the driveway downwards according to the plan so that you have space in the garage by the passage door. The kitchen would also be too small for my taste in terms of remaining spaciousness, unfortunately, I cannot see the measurements. I would also do the windows differently: in the EG hallway area, I would plan terrace windows to have a barrier-free view of the garden (there, separate the entrance a bit with some vegetation, create sightlines), provide the windows in the OG of the three bedrooms with sills and stylistically widen them like the other two-part (1/3, 2/3) ones, just like the kitchen and office. I like the bathroom layout very much; I would add a roof window there. Do you have a laundry chute? P.S. The entrance seems very narrow to me if the wardrobe cabinet is standing there.

Thank you very much for the suggestions.
Regarding the entrance area: We wanted a separated area at the entrance because we do not want to go upstairs through the entrance area.
On the right side of the entrance, there will only be a half-height shelf/cabinet since there is only a railing around the basement stairs, which is meant to make it appear more spacious. And on the left side, between 1.6m and 2.2m, a glass pane will be installed to also make it appear more open.
Regarding the passage to the garage: The two spots in front of the garage where the trees are marked are public areas. Therefore, we can only design the driveway in this way.
