Thank you. I now understand what it is about. I will go through your methods of calculation in Excel and clarify the issue of the loan-to-value ratio with the bank in advance. Thank you very much

I still have one question... :) Does anyone happen to know if the [Wohnungsbauprämie] is lost if I continue saving and the [Bausparkasse] will terminate my contract in a few months?

No. Why? The bonus is never lost as long as you use the money for housing purposes and can prove it. But if you use it to fly to Malle, it’s lost. The bonus is paid out by the building society. Proof of housing-related use must be provided to them.

Ultimately, one probably has to say that all variants do not differ very much. The question is also whether you still want/can save into the [Bausparvertrag].

The [Bausparkasse] cannot simply terminate the [Bausparvertrag] for you; otherwise, they probably would have already done so :-)
The important thing is that you use the money in housing construction; otherwise, a refund is actually necessary.

I even read once that for building savings contracts concluded before 2009 there is no necessity for housing use. Then the bonuses should always be paid out to me, or am I seeing this wrong? My contract is from before 2009.
