We are currently planning our single-family house with approximately 240sqm of living space in the western Ruhr area and are estimating around T€ 300 construction costs (+ land + ancillary construction costs including architect services). The house is 2 stories + converted attic and without a basement, KfW 70. The equipment is not just basic, e.g. geothermal energy, high-quality sanitary equipment, controlled residential ventilation, predominantly parquet flooring, etc. Some own work is also involved, but at most to be valued at T€ 15 - 20. Construction with individual trade contracts. So it can also be done cheaply, but you have to take a little time and award the trades with a lot of patience...

Hello,

Are all additional costs already included in the 220,000? According to the previous offers, I can confirm that [Epis Aufstellung] is quite realistic. If you also add the kitchen, moving, and garage, you can easily reach about 70,000 additional costs.

The €220,000 are the pure costs for the house! It should be about 130sqm, Kfw70 standard and heat pump with ground collectors, without a basement.

also built in 2011/12 in Upper Franconia (Northern Bavaria), also 134sqm, but with a basement.
Maybe the following figures will help you:

Prefabricated house for completion, KFW 70, complete shell, with dormer and controlled residential ventilation 126K.

Screed, underfloor heating (also basement), electrical, water, heat pump including drilling 38K.

Complete interior finishing with filling/sanding/wallpapering/painting,
floor coverings basement+ground floor tiles (basement approx. 15€/sqm, ground floor approx. 45€/sqm),
laminate upstairs, complete WC, complete bathroom, including high-quality
sanitary fittings 22K

Earthworks including sewer connections 11K

House connection water 3.1K

House connection electricity 2.2K

Finished garage+carport (clad) with gable roof 14K

Some work including own contribution,
e.g. interior finishing and carport.

Basement including everything (insulation, windows, core drilling, etc.)
around 39K
