We actively required this when purchasing our condominium, but the seller still had to retrospectively convert the apartment into residential property because someone had been negligent during the division. We knew that this process had been dragging on for quite a while due to the consent of other co-owners. The escrow account was perfect for us. We deposited the money and were already able to service the loan. How quickly the seller handled the conversion ultimately didn’t matter to us.

This also works with trust orders. Saves a lot of money.

Honestly, I didn’t find that very expensive. The percentage fee decreases as the payout amount increases.
Back then, we also went through various scenarios, but direct transfer of ownership plus loan disbursement was hardly/impossible otherwise.

The contract is now amended so that the house will only be handed over after payment has been received.
