No run-of-the-mill floor plan in the green with a view of lakes

Hello everyone,
in the middle of the year I purchased a plot of land on which there was a crudely built wooden hut that I have already demolished and disposed of.



At the beginning of December I was almost done with the planning, and last week I showed my family the plans at a pre-Christmas gathering. Of course, not all 12 adults agreed with me. Unfortunately, my mind is already so fixed on my planning that it is difficult for me to think "anew" now. I am hoping for ideas and inspiration in this forum.
The view of the lakes is unique, we all flew over everything with a drone in the summer; in winter there is naturally more view of the lakes here!

I have completed the questionnaire to the best of my knowledge.

Development plan/restrictions

    [*]Building window, building line and boundary: 3 meters to neighboring plots, and the forest protection strip must be observed, 55 sqm ground floor area, parking space (only carport, no garages) outside the buildable areas 20 sqm

    [*]Roof shape: gable roof, shed roof, neighbors have also built flat roofs; considering the number of floors, the ceiling had to be lowered to 2.30 m at one third of the height.

All floor-to-ceiling windows will be sliding doors because I prefer barrier-free access to my terrace. This will extend a bit further south, not as currently drawn. In the attic I am planning a bay window, on the ground floor I wouldn’t be opposed either.

House design

    [*]Who designed it: me, and my family (uncle, aunts also like to give their “two cents” :))


    [*]Designer from a construction company: I have a draftsman who has also long worked with my builder (a very good friend of mine who also built in this settlement)


    [*]What do you particularly like? Why?: the location is outstanding since it is in the middle of greenery and you have a view of 2 lakes from the attic, in winter also from the ground floor. Furthermore, the location of the small settlement (a former weekend house area) is on a hill in our small town and far from busy roads.


    [*]What do you not like? Why?: I cannot really say that I dislike it, but due to the very restricted building field and the resulting building window it is not a common house, the floor plan is unique.


    [*]Price estimate according to architect/planner: 220,000 € (without kitchen)


    [*]Personal price limit for the house, including equipment: 280,000 €


    [*]Preferred heating technology: air-to-water heat pump, energy efficiency class 55, my uncle is my energy efficiency consultant

If you have to give up, on which details/extensions

    [*]You can give up: solar, carport
    [*]You cannot give up: kitchen with dining area

Why is the design as it is now?

    [*]Standard design from planner: no standard because building field restricted, maximum buildable ground area is 55 sqm, and 1.5 floors

What is the most important/basic question about the floor plan summarized in 130 characters?

The planning of the kitchen including living area + windows (size, number, positions). Kitchen/living area should be open and cozy.

Never with basement 220k the planner has either planned nothing in the last 10 years or wants to harm you.

Thank you for the hint, as you can see I am also counting on more. But the construction sum is not "the problem" either. Please don't worry so much about my money, I can handle that myself, or rather my financial advisor :-)

So I think 220 without kitchen without + ancillary building costs is not really that far off.

That's only 38m2 per floor.
So why never 220?
80x 2000m2 = 160k
40- 60k basement

Is this going to be a weekend house? And why are there no walls inside yet, is this planning still missing?

I haven't quite understood yet how you want to proceed now.

The price will be fine since no garage, outdoor facilities, etc. are included and the (holiday) house is a micro house.

This will be a house for one person, permanent residence, I can live very well with the number of square meters, I currently have far less space available in a smaller townhouse without a garden. Where would you recommend walls? The price, as stated, is not the issue; if someone had concrete design ideas, that would be an enrichment.
