Hello everyone,

we are currently planning the house and would like to "hear" your opinions on our floor plan.
Attached you will find a site plan, a sketch with height information (the plot slopes about 1.4m from NE to SW) and the current draft of our floor plan.
On the west side is the settlement road from which access is gained; it is little used. To the north and south are neighboring plots. To the east there is a street with slightly more traffic, but not much.
The house is oriented northeast on the plot so that the terrace in the west is somewhat protected from noise by the house. The bedroom on the ground floor is to be used as an office and only later as a bedroom.

Requirements of the builders
We are a family with one (soon to be 2) children. Family planning is completed with the 2nd child. We want a single-family house with 2 full floors, no basement, but a garage + 2 utility rooms. Kitchen and dining area should be open and bright. The living room should be able to be separated by a sliding door.

Hello!

A few comments:

- I would swap the kitchen and living room. Especially considering that the living room is supposed to be separable. This is extremely inconvenient in connection with the terrace. For every drink, etc., you have to go from the terrace through the living room and back again. Also, the paths from the shopping to the kitchen are unnecessarily long. Due to the terrace roof, there probably won't be much evening sun left in the living room.

- I find the pantry once again misplaced, but that's just my opinion.

- The coat corner will probably be quite dark because of the door to the hallway. I would probably make it more open or if you want a partition, design it so that the entrance is still assigned. So basically extend the wall between the wardrobe and [WC] downwards so that the hallway is separated. This way you would have a kind of windbreak. The partition with a glass wall would certainly look good, of course assuming that you want such a partition at all. We initially planned one made of glass and are glad we didn't implement it. Nowadays, a windbreak of that kind is no longer really needed in a new building.

- I don't understand the mini bay window in the north at all. Apart from the fact that it will cost quite a bit, the thing doesn't really have a purpose.

- I really don't like the western layout on the upper floor. What is the corridor between the children's rooms for? You are giving away a lot of space there. Also, I don't like the interior [WC] at all.

- In the main bathroom, so much space is wasted due to the arrangement of the items; it can be done better.

- I really like the utility room on the upper floor.

- Are the 400k meant as the total budget or purely construction costs plus outdoor facilities, additional construction costs, etc.? The latter will be very tight, the former impossible. The double garage alone with two rooms could easily consume 15-25% of that.

Are 22.4m of edge development allowed at your place? Where is that? Does that mean you can also expect a 25m wall from the neighbor on the south side? How would you like that?

I think the ground floor is okay, but the upper floor with the WC and the corridor between the children is rubbish. That has to be redone.

Two children and only one shower? That is total stress when the children are older. A toilet on the upper floor and then without a window, I would never build it like that.

I also don't find the terrace right next to the front door very appealing. Can't it at least go around the corner? I would leave out the toilet on the upper floor. It looks like tried and not mastered.

And what kind of room is that on the ground floor with 6.78 m²?

The 400k is not enough. Even if ancillary construction costs had been excluded here, it might barely be enough for the standard.

The living-dining room setup is relatively tight for a whole house of 190 sqm, especially with the assumed furnishings.
