Hello everyone,
thank you very much for the numerous responses. That already helps me orient myself, especially regarding the costs. I had thought that the sum would also cover the outdoor facilities, but that probably won’t be the case. A technical room will likely be needed, which means probably 10m² more will be necessary. In the parental home, there was only the heating system and it was located in the attic. Building plots are currently sprouting up here, the last one hasn’t even been fully sold yet and there are numerous others within a 10km radius, cheaper but worse located. That’s where my hope came from, but it certainly makes sense to strike now, if there are still chances for a “prime” plot.
The double garage is a luxury I don’t want to miss. On the one hand as a parking option, but also as a storage space. As another storage space, I have the attic in mind. But that’s explicitly all there should be. That way one is forced to clear out and sell old things.
The reason for buying is more that we want a decent garden and a certain freedom regarding decisions in the living space, without constantly having to coordinate with a homeowners’ association or the tenant. I am handy and enjoy doing some things myself, that’s my contrast to the office job. This possibility is better granted to me by this.
The trips depend on what we do; 2-3 holidays and 1-2 short trips are therefore possible. A restriction would be bearable as well, one certainly has enough to do in the house then. Otherwise, I plan to manage the financing completely on my own, independent of my partner’s income. I will not marry despite quite interesting tax advantages, I’ve heard too much about it from colleagues and acquaintances. The remaining debt is an important issue, 3% repayment is actually too little for me. I aim for 4%, preferably 5%, but that of course reduces the budget, which is already tight anyway. When I hear the prices here, a house under €500,000 is hardly realistic for normal areas. How do you manage that without corresponding equity with a forward-looking repayment plan and the knowledge that a house will also have maintenance costs in the coming years?
