New single-family house - prefabricated house from the general contractor - please provide an assessment of the offer

Hello everyone,

we would like to ask for your opinion on the offer of a small single-family house.

The facts:

1.5 floors

Net floor area 133 m², house dimensions:

According to the seller, a residential ventilation system is not needed, as he claims it is not installed in the vast majority of cases either!?!
We are considering installing a decentralized ventilation system at our own expense.

House connections are the responsibility of the client
Likewise the obligatory floor covering and painting work, except for tiles in bathroom and small WC.

House price, of course excluding incidentals, €207,500 gross (turnkey): plus decentralized ventilation, approx. €5,000.

The floor plans are simple. On the ground floor living-dining area with separate entrance door to the hall, but also
passage to the kitchen. From the hall staircase as well as access to the utility room.

In the attic three rooms and bathroom with small corridor.

External dimensions of the house: approx. 9.50 x 9.05 m.

Building location: Baden-Württemberg

We would appreciate your assessments regarding price/performance for the pure house price. Is this a justified price or is it exaggerated?

You write turnkey. What about painting, tiles, wallpaper? A significant cost factor is the media connection: gas, water, sewage, electricity, telecom? For you, the "total costs" count.

Tiling work in the bathroom is therefore part of the contractor's (GU) scope of services. Naturally, only in the quality/scope according to the construction specifications.

The media connection is part of the ancillary costs. Considering the total costs of the house construction, that is of course interesting.

Here, however, we are only concerned with the forum participants' assessment of the pure house price.

Consider central ventilation -> energy saving regulations You are the clients. The just under €200,000 is the standard catalog price without upgrades. Of course, that is healthy. What the house ultimately will cost is decided by you with the additional costs that are not included in the scope of construction work. Electrical, sanitary, tiles... Just as a comparison: our house cost €150,000 according to the catalog, we paid over €200,000... for the house.

The Musterung is still to be added.
Electricity will be 1970s standard, small windows in white plastic, etc.
Realistically, in BW you won't get below 120m² * 2000€ = 240k pure construction costs. However, that's not far from the price being asked.
Don't underestimate additional costs, the included earthworks won't be enough for you, extra items will very quickly reach five figures.

Apart from that, this is already a minimal house.
11.5m² bedroom. No wardrobe fits in there.
For 4 people, in my opinion, a basement, another floor, or simply a larger floor plan is missing here.

Hi! We have a similar size, also for four people. That’s enough, even without a basement! Removal of the soil can get expensive depending on the LAGA report. I don’t see anything about a satellite dish, so you’re watching via the internet? Then ask right away how much extra LAN sockets cost. It’s best to have CAT7 cables come directly from the ceiling (without a socket, just the cable) for an access point. How many sockets are included? There should be at least 10 per room, and where the TV/PC is located, usually more!
