We make a planning contract in advance so that the building permit application can be submitted. Costs are 5% of the house costs. These are deducted from the construction contract. And while the building permit period (approx. 6 months) runs, we take care of the construction contract and the financing.
That's exactly how it works for us too, except that he does it for us "for free" at the beginning because he has gained a certain amount of trust by then... It's quite risky for him, but it benefits us. I would rather ask for such a planning contract and sign something like that before you sign the actual contract without a firm financing commitment.
