That's exactly how it works for us too, except that he does it for us "for free" at the beginning because he has gained a certain amount of trust by then... It's quite risky for him, but it benefits us. I would rather ask for such a planning contract and sign something like that before you sign the actual contract without a firm financing commitment.

We did it identically and I think it's a great idea in retrospect. For us, it was a fixed amount for the planning contract. As Ybias78 already said, you can then do all the planning and submit the building application. During the approval process, you have enough time to take care of the work contract with the exact costs and, in parallel, the financing. Once the financing is in place, you can sign the work contract.

Thank you for your responses. We have now spoken with some other companies that give a less pressuring impression in this regard. With these, it is possible to create a free draft plan as a basis for the offer. We will then use this later along with a total cost statement prepared by the architect as a basis for financing. We had already been in contact with Interhyp and Dr. Klein some time ago to outline our financial framework.
