Hello forum community,

we are currently in the planning phase for our house. We have read a lot and collected ideas to make the planning as optimal as possible for us. Also here in the forum we were able to take some ideas, so thanks to the diligent readers and writers for sharing good information.
I have attached the floor plans below. (I hope everything can be read). We have been dealing with the planning for about 9 months now and at some point you get very set in your ways and overlook certain things or they no longer stand out to you.
Therefore, we are very grateful for every opinion/constructive criticism/tips.
Here we go:

Number of parking spaces: double garage and 2 outdoor parking spaces.
Number of floors: 2 full floors.
Roof type: hip roof.
Style: urban villa.
Orientation: front faces southeast. Terrace faces west/southwest.

Requirements of the builders
Style, roof shape, building type: urban villa, hip roof, solid house.
Basement, floors: partially basement, 2 full floors.
Number of people, age: initially 2 (mid 20s). In future probably 4 (age starting from 0 upwards).
Space requirements on the ground floor: kitchen/dining room, living and dining room, bathroom, office/guest room, utility room, hobby room, workshop. Space requirements on the upper floor: bathroom, two children's rooms, bedroom and dressing room.
Office: family use or home office? Home office.
Overnight guests per year: occasionally, mostly 2 persons.
Open or closed architecture; closed architecture.
Conservative or modern building style: both.
Open kitchen, cooking island: not open. no cooking island.
Number of dining places: 4.
Fireplace: yes, living room.
Music/stereo wall: not planned.
Balcony, roof terrace: no.
Garage, carport: double garage.
Utility garden, greenhouse: after construction completion, yes.
Further wishes/special features/daily routine, also reasons why this or that should not be

House design
Who created the plan:
-Do-it-yourself: by ourselves in cooperation with an architect.
What do you especially like? Why? The bay window, which loosens up the overall picture. The terrace next to and behind the house to be able to sit outside in a sheltered way. The hobby/workshop rooms for personal development.
What do you not like? Why? At first glance nothing, therefore the question what you think about it.
Price estimate according to architect/planner: 400k€
Personal price limit for the house, incl. equipment:
Preferred heating technology: geothermal energy by deep drilling or area/ditch collector.

If you had to do without, which details/extensions
-can you do without: too much smart home.
-can you not do without: underfloor heating. The terraces. The hobby rooms.

Why is the design like it is now?
For example, looking at various show houses, houses of friends and consideration of what both of us liked and especially disliked about our parents’ houses.
What is the most important/basic question about the floor plan summarized in 130 characters?
Simply to get an objective opinion about our project. We wonder if we might have overlooked something with subjective, rose-colored glasses

- Distance from couch to TV I find very small
- no wardrobe planned?
- Hallelujah what happened to the dressing room and the bedroom? oops: I find the dressing room much too large and the bedroom too small.

P.S.: what is that in the guest WC? Is that the sink opposite the toilet or the one next to it? And what is the other one?

Is the dressing room intentionally that big? In my opinion, completely wasted space. It could easily serve as a third children's room. The bedroom, on the other hand, is a closet.

Living room too small. Couch etc. doesn't work.

45° walls/doors are a nightmare in any house.

Views are okay, even though in [Wensten] it looks as if the most diverse window variants are to be installed.

Yes, take off the rose-colored glasses and take a closer look at the users' objections first! I noticed exactly the same thing immediately, even if the exterior views seem quite good at first. Large kitchen with many walkways, but without direct access to the dining room, where the table apparently has to be placed crosswise. Very small living room, really very small. Dressing room strangely large, bedroom already borderline small. Children's room 2 has a poor width.

Is that a stove in the corner of the dining room? I see a chimney there.

The staircase could also be placed better. Having the entrance directly at the door doesn't have to be the case with so many sqm. So no, you waste a lot of sqm on something that doesn't bring any benefit to daily life.

Big house, you could make more out of it! And I also have doubts about the costs.

What I don't like: - The kitchen has no direct connection to the terrace. Currently, you have to go through half the house. - The storage room in the kitchen is unusable. A few more tall cabinets would help. - Why two dining tables? A small one in the kitchen and a large table? - The couch corner is too small - Bedroom and dressing room are not acceptable. - What is supposed to go into the tiny mini-basement? From my point of view, 400k€ is by far not enough.
