New single-family house 140m² floor plan. What do you think about the layout?

Hello everyone,

we have now finally decided on this floor plan.
It will be a single-family house (gable roof) with 142m², without a basement.
However, I would like to ask for your opinion in advance.
Do you think the layout makes sense as it is or would you improve something here?
We will do the interior work ourselves.

UG:

- The furniture seems very small to me. The passage areas in the house will certainly be smaller than they appear in the picture.

- A table for 4 people in the kitchen at this size. Here too, I think it is a bit too idealized.

OG:

- The window in the dressing room? How much wardrobe is supposed to fit there without blocking it?

- The bathtub placed in the corner? How large is the passage space between it and the sink?

- The children's room with the part of the bay window. Although it actually has a usable size of over 14 sqm, the bay window turns it into a "narrow corridor." Where should the wardrobe go without bumping into it?
The other children's room is OK. The space there is usable.

The bay window does provide more sqm but, according to this plan, it is not usable for anything. Neither on the ground floor nor on the upper floor.

My opinion.

Utility room in my opinion far too large, here I would leave out the window and lower the wall adjacent to the kitchen a bit so that the kitchen becomes bigger. Besides, I would remove the kitchen wall that leads to the living room so that you have a nice large living-dining area. The door from the hallway to the living room can remain if you don’t want to be disturbed while eating when children come home with their friends and want to retreat to the children's room.

DG:
The window in the dressing room definitely has to go. Otherwise, you can only put in a 2 m wardrobe. And there is no space for changing clothes.

If it is supposed to be a freestanding bathtub, I would position it accordingly. Although cleaning behind the bathtub could be tricky.

The bay window in the children's room is also questionable. In general, this room lacks space for a wardrobe and a desk if the child wants to do homework. Therefore, the DG is somewhat oddly planned.

Where should the wardrobe go? Unfortunately, I don’t see any space for it. I would leave out/straighten the slanted doors on the ground floor. Leave out the door from the hallway to the living room and ideally the wall to the kitchen. However, if this is desired, then access to the kitchen should be from the living room. The door will mostly be open anyway.

The dressing room upstairs is very tight. How much wardrobe fits in there? I would also be interested in the view of this bay window. And definitely position the bathtub in the bathroom straight. Otherwise, you can’t get through to the toilet once someone is standing in front of the sink, and everything feels cramped.

I definitely agree with my predecessors, the furniture is way too small, this doesn’t work at all. For example, the sofas in the living room are ridiculous in terms of dimensions. I don't find the whole layout particularly good. It starts at the entrance. You open the door and squeeze past the stairs just to be able to close the front door again. The stair situation upstairs is even worse. The available space in the hallway is halved by the unfortunate (central) position of the stairs. What do you want to do with the dead space on the lower stair side on the upper floor?
As Italiano already said, the wall between the kitchen and the living room is actually unnecessary. It would be better to have a "counter" that also provides cupboard space for the kitchen, because the existing storage space is quite limited.
I don’t find the utility room too big. But it also very much depends on what kind of heating you’ll have, for example. If gas heating, where is the boiler, etc.? In my experience, the attic is not the best place for it (noise and pump problems).

The arrangement in the bathroom is not my taste at all, but that’s a matter of personal preference. However, one should ask how often do I take a bath, and how often do I shower? So how do I arrange it more conveniently... how often do I use the washbasin(s) (usually very often), why are both washbasins crammed together, and where do I find a towel when I’m standing at the washbasin?

Oh yes, where is actually north (left?) and what does the rest of the plot or the surroundings look like? What has to be considered? Slope property? Where is the street? Trees, light, carport, annoying neighbors :) etc.?

So a bathtub is a must, I think. We both mostly just shower as well. But a bathtub is a must, especially with small children. And even if you want to sell the house, it's hard to get rid of it without a bathtub, I'd say. Additionally, a shower on the ground floor is not a bad idea either. Although there wouldn't be any space for it in the current planning.
