New Development Area – Assessment of Acoustic Examination

Hello everyone,

my girlfriend and I have been looking for a plot of land for our own home for quite a while. Unfortunately, a new development area that meets our criteria regarding central location, affordability, and size is located between two highways (about 300m with noise protection to the northeast & 600m to the northwest - (latitude: 53.844413 | longitude: 10.597826)).

The municipality commissioned a noise protection survey. Measurements were taken at a height of 4m with a 1x1m grid. As a result, in an undeveloped state, the orientation values of DIN 18005/2 (55dBA / 45dBA) are exceeded, but the limit values for residential areas of 59 dBA during the day are complied with. At night, the limit value of 49 dBA is exceeded, so bedrooms are to be built on the side away from the noise. Further noise protection measures would not be sensible according to the report, as the noise is described as diffuse.

Do you have experience with how noise pollution changes in a developed state or how this burden feels?

Can you estimate from your own experience how reasonable the limit values are? We have no sense of how much the noise might bother us in the future or affect our health.

My short answer is: if you are already worried now, then forget it.

But it is also like you write it... wash my fur (central location), but don’t get me wet (but please no noise).

I myself live in the flight path of DUS airport, with planes still at a height of about 1,200m and a horizontal distance of about 400-600 meters depending on the wind direction. The approach is from our direction 40% of the time, mainly in summer.

In the garden it is not nice, but you always get used to some of it.

I have a federal highway without noise protection measures 300m away; when the wind is unfavorable you can hear it... otherwise not... but I completely agree with the previous speaker

I would like to expand my answer with two aspects.

Before we moved into our house, I lived in a rental apartment. The distance to the highway (without limit) was just under 1000 meters. When the wind was "good," you basically couldn't hear it; if the wind was "bad" and the window was open, you heard a noise similar to the sea... well, almost. What you always heard, as long as you were awake and the window was open, were unusually loud cars and motorcycles. So besides the constant noise (which was measured at your place), there are still noise peaks. Although they don't wake you up when you sleep, you do perceive them consciously.

And the second thing I want to mention. With every doubling of the distance, sound is reduced by 6 dB. Just for your information.

Enter the coordinates into google ... I am surprised what "central location" can mean nowadays. Apparently, it refers to the distance to the nearest highway interchange, as the construction area is virtually right underneath it and there isn't much else around. The village has 1500 souls (plus 80,000 travelers passing through daily)

What is that patch of land supposed to cost?

After I first landed near Somalia, I swapped the coordinates.

It is really not in the middle of nowhere with a 12-minute drive to Lübeck main station, but I wouldn't call it central either.

Such a decision has to be made by oneself. I know significantly more people here (Rhineland, outer commuter belt of Düsseldorf) who live in a strip of 300m from highways than live in the entire village there. So you can survive it.
