Why does one sell an architect-designed house after such a short time? There may be some reasons for it, but it is not the norm.
I would immediately suspect that something is wrong here. Of course, it could be for family reasons. Sure.
If I were in your position, I would first investigate the cracks myself. Remove the wallpaper and apply gypsum markers. Then observe over a few weeks. Also place gypsum markers over even the smallest cracks.
If in doubt, chip off the plaster and observe the masonry. Possibly also the floor or the connection of the wall. If the foundation settles, you have to observe that, but then I would also suspect cracks in the floor slab.
However, you don’t need to worry. Cracks especially under the windows are common. Structurally, however, mostly harmless.
So as I said, wallpaper off and gypsum on first. If that also cracks, which it does with the smallest movements, then your house is still shifting. I don’t know exactly what the tolerances for such cracks are, but I think there are concrete measurements.
Hello, thank you for the reply. There is no wallpaper. It is plaster. I applied gypsum markers today. According to relevant literature, 0.1 to 0.2 mm is supposedly harmless. We are above that though. I cannot check the floor slab. The basement is a living basement with underfloor heating and the floor coverings are already installed. What is strange is that the cracks only appear in the basement. Nothing in the ground floor or upper floor. Those were built with bricks (basement as said with concrete hollow blocks). Best regards, Claus
